Permits Issued For 1307 West Erie Avenue In Hunting Park, North Philadelphia

Permits have been issued for the construction of a four-unit apartment building at 1307 West Erie Avenue in Hunting Park, North Philadelphia. Designed by KCA Design Associates, the building will rise four stories tall and will include a basement. Permits call for 6,880 square feet of space. A roof deck with an access structure will be located at the top of the structure.

The new building will feature a modern, fairly typical new construction exterior. The ground floor will be composed of brick, making for an attractive street presence, while upper floors will be clad in metal paneling arranged in a rough gridded pattern. A vertical row of triple-panel windows will rise from the second through fourth floor, while a smaller window is located at the ground floor, adjacent to the structure’s entryway. On non street-facing sides, the building will be clad in siding, helping lower construction costs.

The new building will be replacing a narrow vacant lot situated towards the center of a tandem of unused land parcels. Of course, these properties were once occupied, likely with a row of homes judging from what can be seen down the block, where a string of beautiful three-story rowhouses stand. The property at hand features a white fence, a mowed lawn, and trees, being one of the properties that the city took efforts to beautify years prior.

Fortunately, the new building will still make for better use of the property, restoring a building to the site and re-introducing additional density to the block. Four new residential units at this location certainly make sense, especially considering the presence of the Broad Street Line a short walk to the west.

However, it is somewhat unfortunate that the new structure will not anything like its elder neighbors. The building will stand taller, at four stories, and the metal paneling on the facade will certainly not be resemblant to the detailed brick and bay windows of the homes to the west.

No completion date is known for the project at this time.
