A recent site visit by Philly YIMBY has discovered significant construction progress at The Anchorage, a six-story, 136-unit mixed-use development at 4442 Ridge Avenue in East Falls, Northwest Philadelphia. Designed by HDO Architecture, the structure will span 174,544 square feet structure and feature a 10,500-square-foot commercial space on the ground floor, as well as full sprinkling and parking. Permits list 4501 Kelly Partners LP as the owner, Turn Key Realty LLC as the contractor, and a construction cost of $17.4 million.
The building will rise 71 feet to the top of the main roof, around 75 feet to the top of the parapet, and 81 feet to the top of the pilot house.
The building is part of a larger development that spans a through-block site between Kelly Drive to the south and Ridge Avenue to the north, which also includes several townhouses along Kelly Drive and in the block interior. The exact nomenclature for the development can be somewhat confusing. The apartment building covered in this article is also known under the addresses of 4440-4442 Ridge Avenue and 4440-42 Ridge Avenue; the name “The Anchorage” appears in some of the renderings. In turn, the townhouses also come up under the same address and are shown on site plans filed with the city’s planning department, yet they are covered by separate construction permits. The townhouse portion of the development appears to be titled as “The Overlook,” likely in reference to their position next to the Schuylkill River.
YIMBY reported in January 2021 upon the permit issue and in June of that year reported that work was underway. Our latest visit shows that construction has made significant progress since that time, with the basement and first floor, built in steel-framed Type IA construction, completed some time ago, and the wood-framed superstructure above, built in Type IIIA construction, currently rising to the fifth floor. At this pace, we expect construction to be complete by early next year.
Despite its ample development-ready land, generous regional rail service, and pedestrian-friendly commercial corridors, much of Northwest Philadelphia has remained underbuilt for decades. In recent years, builders are finally tapping in into the storied and picturesque neighborhood’s development potential, with numerous mid-rise apartment buildings under construction and on the drawing boards, predominantly replacing large vacant or underbuilt parcels near rail stations. The Anchorage at 4442 Ridge Avenue is one such development, with the East Falls rail station situated within a ten-minute walk to the northeast. We look forward to seeing more similar development that capitalizes on the area’s resources, particularly mass transit, without displacing established residents.
