Permits have been issued for a scaled-back high-rise proposed at 204 South 12th Street in Washington Square WestCenter City. Designed by Rogers Stirk Harbour + Partners, with Bower Lewis Thrower Architects (aka BLT Architects or BLTa) as the architect of record, and developed by Midwood Investments and Development, the new tower will rise 32 stories tall and feature 378 residential units, as well as 96 parking spaces and 130 bicycle slots. In total, the building will hold 401,870 square feet of space. A commercial component will be located at the ground floor. Construction costs are estimated at $111,729,721.

Excavation Imminent at 204 South 12th Street in Washington Square West, Center City

Excavation work appears imminent for the residential building at 204 South 12th Street in Washington Square West, Center City. Designed by Bower Lewis Thower Architects and Roger Stirk Harbour + Partners, the development will feature 448 rental units and three stories of retail. The 445-foot-tall, 32-story tower will make a dramatic impact on the Philadelphia skyline when viewed from numerous angles, while white and orange highlights will give the building a unique look. The building was developed by Midwood Investments and Development, which will feature three stories of retail and 448 rental units.

Philadelphia YIMBY’s ongoing countdown, which looks at the 31 most frequently listed article categories over the course of the past year in honor of our first anniversary, finds Washington Square West in the 28th place, with at least 29 publications mentioning the neighborhood in its tags. Much like Rittenhouse Square, which we recently covered in the countdown, this Center City neighborhood is already well-established and densely built out. Demolition work has been finished at 204 South 12th Street in Washington Square WestCenter City, and a recent site visit observed an uptick in activity after a period of pause. Designed by BLT Architects, the tower will rise 32 stories tall and make a meaningful impact on the Philadelphia skyline. The development will hold 448 residential units, occupying 340,253 square feet of space and bringing significant density to the property. The project will also include 39,999 square feet of retail space, creating a significant commercial presence on 12th Street, and 68 underground parking spaces in a 41,380-square-foot garage.
