3025 John F. Kennedy Boulevard Set for Construction in University City, West Philadelphia

After completing the first two major phases of Schuylkill Yards (Drexel Square and the nearly finished Bulletin Building), developer Brandywine Realty Trust is ready to launch the next phase of the project, further transforming University City in West Philadelphia. One of the two planned towers is the 361-foot-tall, 28-story tower at 3025 John F. Kennedy Boulevard, which ranks at number 15 on Philly YIMBY’s December 2020 Development Countdown. Designed by the Practice for Architecture and Urbanism, the 326-unit structure will offer office and laboratory space in the broad lower floors and residential space on the upper levels.

Progress Appears Imminent on Broad + Pine at 337 South Broad Street in Washington Square West, Center City

Demolition preparations are underway for Broad + Pine, a 361-foot-tall tower proposed at 337 South Broad Street in Washington Square West, Center City, and number 16 on Philly YIMBY’s December 2020 Development Countdown. Designed by Cecil Baker + Partners Architects and developed by Dranoff Properties, the tower will stand 28 stories and yield 56 condominium units. The site, which is located at the northeast corner of Broad Street and Pine Street, is currently occupied by a three-story prewar building that once housed retail and a parking garage.

21M rendering via Brandywine Realty Trust

350-Foot-Tall 21M Revealed for 2100 Market Street in Center City West

Updated renderings have been revealed for 21M, a 350-foot-tall mixed-use tower at 2100 Market Street in Center City West and number 17 on Philly YIMBY’s December 2020 Development Countdown. The project is being developed by Brandywine Realty Trust and has recently received a new design by Edry McHenry Architects with a considerable height reduction. Brandywine Realty Trust has been trying to redevelop the site into a tower for a few years now, but it looks like it will soon move forward once an anchor tenant is found. While Brandywine and other media outlets have not released any information on the tower yet, a section on 21M was added to the Brandywine site showing two new renderings and some details on the project.

CHOP’s Roberts Center Phase 3 Awaits Construction at 730 Schuylkill Avenue in Schuylkill Grays Ferry, South Philadelphia

At number 19 on Philly YIMBY’s December Development Countdown is CHOP’s Roberts Center For Pediatric Research Phase 3, a 350-foot-tall, 21-story tower proposed at 730 Schuylkill Avenue. The building is a part of the Children’s Hospital of Philadelphia’s four-tower master plan in the Schuylkill section of Grays Ferry, South Philadelphia. The site sits directly to the southwest of the 375-foot-tall CHOP Roberts Center for Pediatric Research at 734 Schuylkill Avenue, which was completed in May 2017. Pelli Clarke Pelli Architects, the architect for Phase 1, is likely to be the designer for the new tower.

Interior Work Nears Completion at Pavilion at 300 South 33rd Street in University City, West Philadelphia

Southern University City is growing increasingly crowded with high-rise hospital buildings, with the latest being the 343-foot-tall, 17-story Pavilion at 300 South 33rd Street. Designed by Foster + Partners as part of the Penn Medicine campus, the 1.5-million-square-foot structure makes a massive contribution to densifying the west side of the city and ranks at number 19 on Philly YIMBY’s December 2020 Development Countdown. The broad building stands out on the skyline with its eye-catching, curvy design. The development cost approximately $1.5 billion. Our recent site visit revealed that the exterior is complete, with interior work nearly finished, as well.
