Renderings have been revealed for a large multi-family development at 1649 North 5th Street in Olde Kensington. Designed by HDO Architecture and developed by the Riverwards Group, the new bundling will rise six stories tall and hold 200 residential units within the structure. The project will incorporate parking for 51 cars and 92 bicycles. The top of the building will feature a green roof and a roof deck.

A recent site visit has revealed that construction is underway at a four-story, two-family building at 1515 West Stiles Street in Cecil B. Moore, Lower North Philadelphia. The development rises on the north side of the block between North 15th and North 16th streets, a few blocks south of Temple University. Designed by Harman Deutsch Ohler Architecture, the building will span 3,106 square feet and will feature a basement and a roof deck. Permits list the site as a Philadelphia city property and specify Metro Impact, LLC as the contractor.

Last September, Philly YIMBY reported that permits have been issued for the construction of a four-story, 20-unit addition and vertical extension to a prewar Art Deco commercial building at 1501 Fairmount Avenue in Fairmount, Lower North Philadelphia. More than half a year later, our visit revealed no construction progress at the development. Designed by Harman Deutsch Ohler Architecture, the development will add 20,558 square feet of space to the existing building, boosting the total area to 26,025 square feet. The project, which is also known under the address of 1501-05 Fairmount Avenue, will feature 5,467 square feet of commercial space, elevator service, roof decks, parking for seven bicycles, and full sprinkling. Permits list Construct Design Corp. Inc. as the contractor and a construction cost of $2.7 million.

Philly YIMBY’s recent visit observed that demolition has been complete at the site of a proposed four-story, 42-unit mixed-use building at 841-51 South 2nd Street in Queen Village, South Philadelphia. Designed by Harman Deutsch Ohler Architecture, the structure will rise at the northeast corner of 2nd and Christian streets and will span 54,313 square feet, with a plaza at the street corner and retail on the ground floor. The development will feature full sprinkling and a roof deck. Permits list Beck Street LLC as the owner, Indian Harbour Asset Management LLC as the contractor, and a construction cost of $6.79 million.
