Permits have been issued for the construction of a four-story, nine-unit apartment building at 608 South American Street in Queen Village, South Philadelphia. The development will replace a joined pair of prewar rowhouses on the west side of the block between South Street and Bainbridge Street. Designed by Gnome Architects, the new building will span 9,173 square feet and will feature a basement and two private roof decks. Permits list Cassidy McGrath as the contractor and indicate a construction cost of $1.2 million.

Permits Issued for 47-Unit Building at 5127 Duffield Street in Frankford, Northeast Philadelphia

Permits have been issued for the construction of a four-story, 47-unit apartment building at 5127 Duffield Street in Frankford, Northeast Philadelphia. The development will replace an overgrown vacant lot at the southern corner of Duffield Street and Pratt Street. Designed by Ruggiero Plante Land Design, the structure will rise 38 feet tall (likely to the main roof, with possible overruns for parapets and bulkheads) and will span 36,708 square feet (or 36,205 square feet, according to the site plan), yielding an average of around 775 square feet per unit. The development will feature full sprinkling and outdoor parking for 13 cars and 16 bicycles. Permits list Gateway Court LP as the owner and Buckley Futures LLC as the contractor. The construction cost is specified at $2.15 million.

Permits have been issued for the construction of a three-story, 104,100-square-foot self-storage facility at 4890 Summerdale Avenue in Lawncrest, Northeast Philadelphia. The development will rise on a large site situated just to the north of Roosevelt Boulevard and just to the east of the Northeast Tower Center shopping mall. The building will be fully sprinkled. Permits list Truman Gee as the design professional, Swinerton Builders as the contractor, and a construction cost of $6 million.

Designed by KCA Design Associates, the development will hold 92,432 square feet of interior space, of which 2,500 square feet will be ground-level retail, and will include a ground-level garage with space for 34 cars and 30 bicycles. The building will rise on the southwest corner of Rhawn Street and Rockwell Avenue, across from the Fox Chase Station of the SEPTA Regional Rail. Permits list Fortify Construction Management LLC as the contractor. The projected cost of construction work is $8 million.

Today we take a closer look at the development, which will rise across from the Fox Chase Station of the SEPTA Regional Rail. Designed by KCA Design Associates, the structure will contain 77,776 square feet of interior space and will offer 2,500 square feet of ground-level retail, as well as a garage with space for 48 cars and 30 bicycles.

Permits have been issued for the construction of a five-story, 96-unit residential building at 7165 Keystone Street in Tacony, Northeast Philadelphia. The plan appears to be a slight downgrade from the six-story, 102-unit development submitted to the Civic Design Review last year and covered in our October article, but since the siting and scale generally remain very similar, we are displaying them here to give the reader an idea of the overall development. In addition to residences, the project will also include a 11,208-square-foot commercial component. Permits list 7165 Keystone Investments as the owner, Brett Harman of Harman Deutsch Ohler Architecture as the design professional, and High Tower Penn as the contractor. Construction costs are listed at $15 million.

Construction costs are estimated at $200,000 for each home, with a total of $800,000 for the entire development. Philly YIMBY recently shared new site plans and renderings for Torresdale Manor Residences, a townhouse development planned at 3600 Grant Avenue in the Academy Gardens section of Torresdale, Northeast Philadelphia. Designed by Abitare Design Studio, the project will rise at the former site of a once-renown aquatic center, shuttered after a devastating 2017 fire. The proposal includes 30 single-family residences, a new roadway, and a nature trail along the adjacent Byberry Creek. Renderings have been revealed for Byberry North Business Center, a large warehouse development proposed at 15000 Roosevelt Boulevard in Somerton, Northeast Philadelphia. The complex will include two warehouse structures with large surface lots and landscaping. The project will bring a combined 668,908 square feet of indoor space. Building 1 will host 338,208 square feet, with Building 2 containing 330,700 square feet. The adjacent parking lots will offer 559 parking spaces. Building 1 will have 51 truck loading dock spaces and 61 trailer storage spaces, while building two will have 45 truck loading dock spaces and 50 trailer storage spaces.
