Concrete Core Topped Out at The Laurel Rittenhouse in Rittenhouse Square, Center City

The concrete structure has topped out at The Laurel Rittenhouse at 1911 Walnut Street in Rittenhouse Square, Center City. Developed by the Southern Land Company and designed by Solomon Cornwell Buenz, a team that is also collaborating on a residential tower underway nearby at 1620 Sansom Street, The Lauren Rittenhouse rises just to the northwest of Rittenhouse Square Park. The building already stands 49 stories tall, and will shortly rise to its final planned height of 599 feet. The development will feature 185 rental units and 64 luxury condominiums.

Excavation Underway at 1620 Sansom Street in Rittenhouse Square, Center City

After demolition finally wrapped up at 1620 Sansom Street, excavation work is underway for the 340-foot-tall, 28-story high-rise. The tower will stand in the Rittenhouse Square neighborhood of Center City, just two blocks to the south of Liberty Place. The building will feature 306 residential units, as well as commercial space on the ground floor. The earlier iteration’s unit and lesser floor count was bumped up two months ago via a permit filing.

Residential skyscrapers are particularly notable for displaying detailed architectural models in their showrooms, as a means to show off and advertise the units along with the amenity space. Designed by Solomon Cornwell Buenz and developed by Southern Land Company, The Laurel Rittenhouse is a 599-foot-tall, 48-story residential skyscraper under construction at 1911 Walnut Street in Rittenhouse Square, Center City. Recently, Philadelphia YIMBY went on a tour of one of the highest condominium floors at The Laurel Rittenhouse, a 48-story residential tower under construction at 1911 Walnut Street in Rittenhouse Square, Center City. Designed by Solomon Cornwell Buenz and developed by Southern Land Company, the skyscraper is nearing its final height of 599 feet, and work is expected to begin soon on the cross-braced crown. The tower will house 185 rental units in the lower portion and 64 condos in the upper section.

Residential Floors Topped Out at The Laurel Rittenhouse at 1911 Walnut Street in Rittenhouse Square, Center City

The residential floors of The Laurel Rittenhouse at 1911 Walnut Street, in the Rittenhouse Square neighborhood of Center City, have been topped out. The skyscraper now rises 48 stories into the sky, nearing its final height of 599 feet. The tower was developed by Southern Land Company and designed by Solomon Cornwell Buenz, which has also designed the 27-story tower planned at 1620 Sansom Street. The building will offer 185 rental apartments as well as 64 condominiums at the upper floors. The condo section will offer a private entrance, lobby, and elevators, as well as parking included with every condo unit. The building will feature an amenity space on the 26th floor, as well as an Equinox gym within the lower floors.

High-Rise Development At 418 Spring Garden Street in Northern Liberties Goes to Civic Design Review

The team behind the 329-unit high-rise development proposed at 418 Spring Garden Street in Northern Liberties has submitted a documentation package to the Civic Design Review. Designed by Solomon Cordwell Buenz, the tower will rise 12 stories tall and will feature commercial space on the ground floor and 87 parking spaces.

Full Look At Developments In “SoNo” – Philadelphia’s Future Development Hotbed

The southern portion of Northern Liberties, situated between Center City and North Philadelphia, is located between Spring Garden Street, Interstate 95, the Vine Street Expressway, and 9th Street. The area has notoriously languished as a dead zone for years, comprised of surface lots and industrial buildings, save for a few surviving pre-war artifacts. To the south sits one of Philadelphia’s most desirable neighborhoods, Old City, where history permeates every block. To the north, the core portion of Northern Liberties also features rich history while showing a trendy and modern flare that makes it one of Philadelphia’s hottest neighborhoods. A massive amount of development has taken place in recent years in these two districts, making it even more surprising that the abysmal area between the two has remained as it has for such a long period of time. Thanks to a collection of recent announcements for planned developments, however, this looks to be changing in a big way in the near future. With the recent flurry of announcements, Philly YIMBY makes a brief overview of the proposals.

Permits Issued for 1620 Sansom Street in Rittenhouse Square, Center City

Just yesterday, YIMBY shared a construction update for 1620 Sansom Street in Rittenhouse Square, Center City, showing that the garage has been fully demolished. Coincidentally, later that same day, commercial building permits were issued for the tower, the last legal hurdle before the tower can rise. Interestingly, based on the permits, the development appeared to have been upgraded with a slightly larger height and additional residential units. While initial proposals stated that the tower would rise 27 stories tall, permits show the number has been increased to 28, with an increase in residential unit count from 298 to 306. Commercial space will still be situated on the ground floor. The permit lists the floor space at 376,500 square feet and construction costs estimated at $73.9 million.

A parking garage that stood at 1620 Sansom Street in Rittenhouse Square, Center City, has been demolished, paving the way for the construction of the roughly 340-foot-tall, 27-story skyscraper. Designed by Solomon Cordwell Buenz, the building will feature 298 units, along with retail space on the ground floor, and will be decorated with eye-catching cladding. The tower is being developed by Southern Land Company, which also behind The Laurel Rittenhouse Square, which is preparing to top out some time next month or the month after. The tower is proposed two blocks to the south of the Liberty Place towers, near the core of the main Philadelphia skyline.

Multiple highways around Center City offer great perspectives of the Philadelphia skyline. One of the best vantage points located along the Interstate 95, which presents a look at the skyline where the towers scatter in broad view from east to west, with underway developments in multiple neighborhoods easy to pinpoint. Of course, the Center City skyscrapers stand out prominently, and even smaller towers rising in Center City West can be seen from the view.
