Permits have been issued for the renovation of a 103-unit multi-family development at 1700-06 North Howard Street in Olde Kensington. Designed by Coscia Moos, the structure will rise six stories, with commercial space on the ground floor, a roof deck, 35 parking spaces, and 50 bicycle spaces. In total, the building will hold 90,405 square feet of space and cost an estimated $13.79 million to build.
The Poplar neighborhood in North Philadelphia continues to grow, with new developments nearing completion, under construction, or in planning. At 900 North Street, a project called The Delilah will consist of two buildings connected by sky bridges. Designed by Cosica Moos Architecture and developed by the APOM Holdings, the project will feature the east building rising to a total height of 134 feet and 11 stories, while the west building will rise 154 feet and 12 stories. The renovation by Cosica Moos Architecture will yield luxury apartments and interiors, while the exterior now features a new shade of blue. The building also has expansive amenity spaces, including a roof deck that features swimming pools and an incredible view of the skyline. Construction work has nearly wrapped up at The Poplar at 900 North 9th Street in Poplar, North Philadelphia, converting the prewar structure into residential space. Formerly known as the Quaker Building, the structure stands 11 stories tall next to the elevated SEPTA regional rail rail line, and was completed in 1918 as a factory loft. The 285-unit conversion project has been designed by Cosica Moos Architecture and developed by the Post Brothers, which is also responsible for the massive Piazza Terminal project in Northern Liberties.
Renderings have been revealed for Station Square, a multi-unit development located at 308-16 West Chelten Avenue in Germantown, Northwest Philadelphia. Designed by Coscia Moos, the structure will stand five stories tall, with 49 residential units. RM Development and Zatos Investments are the developers for the project.
