Site Awaits Construction of 18-Story Building at 619 North Broad Street in Poplar, Lower North Philadelphia

The 26th place on Philly YIMBY’s December 2021 Development Countdown goes to the 275-foot-tall, 19-story residential tower proposed at 619 North Broad Street in Poplar, Lower North Philadelphia. Designed by Varenhorst for KFA Investment, the development is proposed on the east side of Broad Street, between Mount Vernon and Wallace streets. No permits have yet been filed, and our recent site visit did not find any signs of ongoing construction activity.

Demolition Imminent at Site of 23-Story Tower Proposed at 412 North 2nd Street in Northern Liberties, Lower North Philadelphia

The 27th place on Philly YIMBY’s December 2021 Development Countdown goes to the 260-foot-tall, 23-story residential tower planned at 412 North 2nd Street in Northern Liberties, Lower North Philadelphia. The development will rise between 2nd, Callowhill, and Willow streets in the southeast corner of Northern Liberties, near the Delaware River waterfront and a block north of Old City. Designed by Morris Adjmi Architects and developed by National Real Estate Development, LLC, (aka National Development) and The KRE Group, the tower will offer 397 residential units, 20,431 square feet of retail, and 105 parking spaces. Although demolition permits have recently been filed, our recent site visit that demolition has not yet begun.

Progress Still Stalled at 20th + Arch, 15-Story Office Tower Planned at 2000-24 Arch Street in Center City West

The 28th place on Philadelphia YIMBY’s December 2021 Development Countdown goes to 20th + Arch, a 260-foot-tall, 15-story office tower planned at 2000-24 Arch Street (also known as 2020-2024 Arch Street) in Center City West. Designed by L2P and developed by the Parkway Corporation (alternately Parkway Commercial Properties), the building would replace a parking lot that spans the eastern part of the block between North 20th and North 21st streets. And though we have first reported on the tower over a year ago, no permits have yet been filed for the development and our recent site visit revealed no demolition nor construction activity at the still-operational parking lot.

Construction Progresses at One uCity Square, Bringing 389,000 Square Feet of Office, Lab, and Retail to University City in West Philadelphia

The 29th Place on Philly YIMBY’s December 2021 Development Countdown goes to One uCity Square, a mixed-use building currently under construction in University City, West Philadelphia. Designed by ZGF Architects and developed by Wexford Science & Technology, the University City Science Center, and Ventas Inc., with Turner Construction as the contractor, the $280-million 13-story building will hold 389,000 square feet of office, laboratory, and retail space. The 250-foot-tall building, also known as Wexford One uCity Square, is part of the greater mixed-use uCity Square development, which will feature 10.5 million square feet within 15 existing and 10 newly-constructed buildings. New construction will account for three-quarters of the total square footage.

The 30th Place on YIMBY’s December 2021 Development Countdown goes to One Cathedral Square, a 244-foot-tall, 23-story residential structure that currently stands nearly topped out at 1701 Race Street in Logan Square, Center City. Designed by Solomon Cordwell Buenz and developed by the Exeter Property Group and the Archdiocese of Philadelphia, the building will feature 273 condominium residences, as well as retail space at the ground floor. Hunter Roberts Construction Group is the project contractor.
