A three-story, 15-unit apartment building is proposed at 2022 North 22nd Street in North Philadelphia West. The development will replace a vacant lot on the west side of the block between West Norris and West Diamond streets. Designed by Kore Design, the building will span 13,696 square feet and feature several roof decks, a green roof, and full sprinkling. Permits list Kumas Homes as the contractor and a construction cost of $550,000.

A recent site visit by Philly YIMBY revealed that construction nears completion at a four-story mixed-use building at 2243 North Broad Street, a block to the north of the Temple University campus in North Philadelphia. Designed by Stuart G. Rosenberg Architects (SgRA), the structure spans 10,297 square feet and holds commercial space on the ground floor and seven residential units that range from studios to two-bedrooms. Features include full sprinkling, space for 15 bicycles, in-unit washer/dryers, and balconies in many of the units. Permits list Ascent Design and Builder LLC as the designer and a construction cost of $700,000.

More than a year later, the structure stands complete. The three-bedroom, three-bathroom residence was sold last December for $500,000. The structure replaces a vacant lot on the north side of the block between North 5th and North 6th streets and holds 3,416 square feet of interior space. Features include a basement and a roof deck, which offers largely unobstructed views of the surrounding area. The stunning resurgence of the long-devastated interior of North Philadelphia East continues unabated. Following a string of recent residential submissions in the immediate vicinity, permits have been issued for yet another addition to the neighborhood, this time at 2421 North 7th Street. The building will replace part of a large vacant lot situated on the east side of the block between West York Street and West Cumberland Street, a few blocks to the northeast of Temple University. The submission calls for a ground footprint of 1,280 square feet, interior area of 2,559 square feet (which translates to around 850 square feet per apartment), and a roof deck. Permits list Old Kensington Holdings L. as the owner, Christopher Menna as the design professional, and JPL Construction Inc. as the contractor, the latter being a team behind many of the recently-proposed surrounding developments. Construction costs are specified at $180,000.
