412 North 2nd Street in Northern Liberties Goes to Civic Design Review

A number of significant mid- and high-rise buildings are currently proposed in the sparsely developed zone in southern Northern Liberties, just north of Old City. One of these proposals is 412 North 2nd Street, which was presented in great detail in a recent Civic Design Review submission. Designed by Morris Adjmi Architects, the tower will rise 244 feet and 23 stories high, easily making it one of the tallest buildings in the area. There will be 397 residential units included in the tower, 20,431 square feet of retail space, and 105 parking spaces.

Construction Progresses at North Liberty Triangle at 1115-27 North American Street in Northern Liberties, North Philadelphia

Construction is making significant progress at North Liberty Triangle, an 84-unit development located at 1115-27 North American Street in Northern Liberties, North Philadelphia. Façade work is underway at the four-story south building. The building has risen higher, as the structure will soon rise six stories above ground. The wooden structure of the second building, which will stand six stories tall, is currently rising. The residential and retail development will add significant density to the rapidly growing neighborhood. Developed by Streamline Development, the project sits just to the north of the massive Piazza Terminal complex.

Construction Progresses at Piazza Terminal in Northern Liberties, North Philadelphia

Construction work continues to progress on the massive Piazza Terminal development at 1075 Germantown Avenue in Northern Liberties, North Philadelphia. Designed by Northern Liberties, BKV Group, the 1,144-unit project is the largest development currently underway in the neighborhood and will contribute a significant amount of public space. The project was developed by the Post Brothers, which has a number of projects around the city, such as The Poplar, located within a 15-minute walk from Piazza Terminal.

Excavation Underway at 918 North Delaware Avenue in Northern Liberties, North Philadelphia

After a long process of demolition of existing structures, excavation work is underway at 918 North Delaware Avenue (also known as 918-80 North Delaware Avenue) in Northern Liberties, North Philadelphia. The site is one of the largest along the avenue, with adjacent streets forming a curvy footprint for the future six structures. Designed by L2Partridge and developed by Core Realty, the 426-unit project will include a total of 418,480 square feet of floor space within the five main buildings.

Renderings Revealed for 949 North Marshall Street in Northern Liberties, North Philadelphia

Renderings have been revealed for a large residential complex with 34 single-family homes proposed at 949 North Marshall Street in Northern Liberties, North Philadelphia, near the border with the adjacent Poplar neighborhood. Designed by Gnome Architects, the complex will feature homes rising four stories tall, with variation in designs to ensure that the residences do not look exactly alike. The homes will feature roof decks and rear balconies, with some also including recessed balconies. Each will include a two-car garage, meaning that 68 parking spaces will be situated in the development.

Upgraded Permits Issued For Piazza Terminal In Northern Liberties, North Philadelphia

Upgraded permits have been issued for the Piazza Terminal, a massive mixed-use development at 1104 North Hancock Street in Northern Liberties, North Philadelphia. The permit is essentially an extension of an older permit issued on December 6, 2019, which called for the construction of massive project, developed by Northern Liberties, Post Brothers, with two 12-story towers holding 861 residential units and commercial space. Since this time, the scale of the complex has been expanded, and as such, new permits have just rolled in, calling for the 11-story addition to the under-construction project. Its 270 residential apartments will bring the development’s total unit count up to 1,131. The added area will total 203,561 square feet and will also include amenity space. The newly-filed 11-story addition will be built on top of an already approved and under-construction five-story podium, meaning the building will stand 16 stories high, making it the tallest building in the development.

Full Look At Developments In “SoNo” – Philadelphia’s Future Development Hotbed

The southern portion of Northern Liberties, situated between Center City and North Philadelphia, is located between Spring Garden Street, Interstate 95, the Vine Street Expressway, and 9th Street. The area has notoriously languished as a dead zone for years, comprised of surface lots and industrial buildings, save for a few surviving pre-war artifacts. To the south sits one of Philadelphia’s most desirable neighborhoods, Old City, where history permeates every block. To the north, the core portion of Northern Liberties also features rich history while showing a trendy and modern flare that makes it one of Philadelphia’s hottest neighborhoods. A massive amount of development has taken place in recent years in these two districts, making it even more surprising that the abysmal area between the two has remained as it has for such a long period of time. Thanks to a collection of recent announcements for planned developments, however, this looks to be changing in a big way in the near future. With the recent flurry of announcements, Philly YIMBY makes a brief overview of the proposals.

Developer Acquires Site for 382-Unit Building Proposed at 501 Spring Garden Street in Northern Liberties, North Philadelphia

Developer RREI LLC, run by the father-son team of Neal and Victor Rodin, has announced the completion of the $16 million purchase of the 105,899-square-foot lot at 501 Spring Garden Street (aka 501-39 Spring Garden Street) in Northern Liberties, North Philadelphia, where they plan to construct a large mixed-use project. Designed by BLT Architects, the 13-story building will feature 382 residences and 60,810 square feet of retail, as well as 211 parking spaces. The acquisition was complicated by the site’s ownership being split between 11 different entities, and took five years to complete as the result. Having finally completed the transaction, the team is ready for the next steps in adding this important project to the up-and-coming neighborhood.

Two-Towered Development Planned at 200 Spring Garden Street and 412 North 2nd Street in Northern Liberties

In the last few days, details have been slowly coming to light about a large potential development planned for 200 Spring Garden Street and 412 North 2nd Street in the zone situated between Northern Liberties and Old City. National Real Estate, the developers of the massive East Market complex in Center City, is behind the project. One of the two planned high-rises is a 14-story tower situated at 2nd and Spring Garden that will hold 355 residential units. The tower will stand 149 feet tall and will also include 105 parking spaces. The other building will be located at 412 North 2nd Street and will stand 244 feet and 23 floors high. Here, 397 residential units will be situated along with 106 parking spaces.

Construction Underway at The Beverly at 1102 Germantown Avenue in Northern Liberties, North Philadelphia

Construction is now underway at The Beverly, a six-story, 50-unit mixed-use development at 1102 Germantown Avenue in Northern Liberties, North Philadelphia. Developed by Stamm Development Group, the building will feature commercial space on the ground floor and residential units above. The project will include a green roof, storage for tenants, and spaces for nine cars and 17 bicycles. In total, the development will hold 54,076 square feet of space and will cost an estimated $10 million to build. The project is being built by Tester Construction.
