After a long process of demolition of existing structures, excavation work is underway at 918 North Delaware Avenue (also known as 918-80 North Delaware Avenue) in Northern Liberties, North Philadelphia. The site is one of the largest along the avenue, with adjacent streets forming a curvy footprint for the future six structures. Designed by L2Partridge and developed by Core Realty, the 426-unit project will include a total of 418,480 square feet of floor space within the five main buildings.

Renderings Revealed for 949 North Marshall Street in Northern Liberties, North Philadelphia

Renderings have been revealed for a large residential complex with 34 single-family homes proposed at 949 North Marshall Street in Northern LibertiesNorth Philadelphia, near the border with the adjacent Poplar neighborhood. Designed by Gnome Architects, the complex will feature homes rising four stories tall, with variation in designs to ensure that the residences do not look exactly alike. The homes will feature roof decks and rear balconies, with some also including recessed balconies. Each will include a two-car garage, meaning that 68 parking spaces will be situated in the development.

Upgraded Permits Issued For Piazza Terminal In Northern Liberties, North Philadelphia

Upgraded permits have been issued for the Piazza Terminal, a massive mixed-use development at 1104 North Hancock Street in Northern LibertiesNorth Philadelphia. The permit is essentially an extension of an older permit issued on December 6, 2019, which called for the construction of massive project, developed by Northern LibertiesPost Brothers, with two 12-story towers holding 861 residential units and commercial space. Since this time, the scale of the complex has been expanded, and as such, new permits have just rolled in, calling for the 11-story addition to the under-construction project. Its 270 residential apartments will bring the development’s total unit count up to 1,131. The added area will total 203,561 square feet and will also include amenity space. The newly-filed 11-story addition will be built on top of an already approved and under-construction five-story podium, meaning the building will stand 16 stories high, making it the tallest building in the development.

Full Look At Developments In “SoNo” – Philadelphia’s Future Development Hotbed

The southern portion of Northern Liberties, situated between Center City and North Philadelphia, is located between Spring Garden Street, Interstate 95, the Vine Street Expressway, and 9th Street. The area has notoriously languished as a dead zone for years, comprised of surface lots and  industrial buildings, save for a few surviving pre-war artifacts. To the south sits one of Philadelphia’s most desirable neighborhoods, Old City, where history permeates every block. To the north, the core portion of Northern Liberties also features rich history while showing a trendy and modern flare that makes it one of Philadelphia’s hottest neighborhoods. A massive amount of development has taken place in recent years in these two districts, making it even more surprising that the abysmal area between the two has remained as it has for such a long period of time.  Thanks to a collection of recent announcements for planned developments, however, this looks to be changing in a big way in the near future. Developer Acquires Site for 382-Unit Building Proposed at 501 Spring Garden Street in Northern Liberties, North Philadelphia

Developer RREI LLC, run by the father-son team of Neal and Victor Rodin, has announced the completion of the $16 million purchase of the 105,899-square-foot lot at 501 Spring Garden Street (aka 501-39 Spring Garden Street) in Northern Liberties, North Philadelphia, where they plan to construct a large mixed-use project. Designed by BLT Architects, the 13-story building will feature 382 residences and 60,810 square feet of retail, as well as 211 parking spaces. The acquisition was complicated by the site’s ownership being split between 11 different entities, and took five years to complete as the result. Having finally completed the transaction, the team is ready for the next steps in adding this important project to the up-and-coming neighborhood.
