Demolition is underway at 6604 Ridge Avenue in Roxborough, Northwest Philadelphia, where a five-story, 50-unit development is planned. Designed by M Architecture and developed by Stamm Development Group, the development will feature studios, one-bedroom, and two-bedroom apartments, as well as a fitness center, a large, planted and fully furnished roof deck, and parking at the ground level. Rendering depict a modern structure clad in gray brick, with a bronze-colored mesh at the parking level. Similar bronze-colored trim surrounds the large windows.

Permits have been issued for the construction of a three-story mixed-use structure at 4328 Main Street in the heart of Manayunk, Northwest Philadelphia. The building will yield four residential units and a ground-floor commercial space, and will feature a roof deck that has been the subject of opposition from the Historical Commission. The project is expected to cost $600,000 to build.

Designed by KCA Design Associates and developed by Stamm Development Group, the 16,000-square-foot development yields over 16,000 square feet and includes ground-floor commercial space and amenities such as seven parking spaces, a roof deck, a green roof, bike parking, and tenant storage. Tester Construction is the contractor.

The building will rise from a 13,050-square-foot footprint and hold 40,500 square feet of space, with 36 apartments and three commercial spaces on the ground floor, measuring 2,800, 1,200, and 565 square feet. The building will also offer a roof deck and 12 bicycle spaces. Tester Construction is the contractor for the project. Construction costs are estimated at $5,592,558.

The freestanding structure sits on the west side of the block between Germantown Avenue and Wakefield Street, near the corner of Collom and Wakefield streets The demolition cost for the freestanding structure is $22,222, which includes cleaning and grading lots at 103 and 105 Collom Street. Philadelphia Redevelopment is the listed owner and Pedro Palmer Construction Inc. is the contractor.

Townhouse Complex Proposed at 209-211 Delmar Street in Manayunk, Northwest Philadelphia

A 23-townhouse complex has been proposed at 209-211 Delmar Street in Manayunk, Northwest Philadelphia. Designed by Alma Architecture, the development combines the city’s traditional rowhouses with a courtyard typology as a solution for the deep-set, sloped site, as illustrated in the firm’s recent Civic Design Review submission. The design is a novel adaptation to a challenging site in Northwest Philadelphia’s hilly terrain, which contrasts with the generally flat city.

A complete facelift is planned for the station, which sees around 7,000 riders each weekday. Renderings have recently been released for the future station.
