Permits Issued for Construction of Single-Family Rowhouse at 342 Shedaker Street in Wister, Northwest Philadelphia

Permits have been issued for the construction of a two-story single-family residence at 342 Shedaker Street in Wister, Northwest Philadelphia, in the vicinity of LaSalle University. The new development will replace a presently vacant lot at the southern corner of the intersection of Shedaker and West Sheldon streets and will offer 1,300 square feet of interior space. The project, one of several similar developments listed under the general umbrella of Workforce Germantown, is being developed by a team comprised of Civetta Property Group as the owner, the City of Philadelphia Department of Public Property as the permit holder, Moto Designshop as the architect, Ruggiero Plante Land Design as the civil engineer, The Ramtin Group as the structural engineer, and Spruce Builders as the contractor.

Permits Issued for 54-Building Residential Complex at 2301 and 2302 Sharswood Street in Sharswood, North Philadelphia

Permits have been issued for the construction of a 54-building, 63-unit residential complex at 2301 and 2302 Sharswood Street in Sharswood, Lower North Philadelphia. The development will transform most of the two blocks bound by Stewart Street to the north, Harlan Street to the south, North 23rd Street to the east, and North 24th Street to the west, with Sharswood Street running between the two blocks. Designed by Blackney Hayes Architects and KS Engineers, P.C., with the Philadelphia Housing Authority as the developer and the Daly Corporation as the contractor, the complex will consist of nine two-story two-family buildings, 29 three-story single-family rowhouses, and 16 two-story single-family rowhouses, as well as common green space and two parking lots for a total of 15 cars and at least 33 bicycles. The single-family townhouses will range in size from around 1,200 to 1,900 square feet and will cost around $230,000 to $340,000 each to construct.

2012 Chestnut Street Goes To Civic Design Review In Rittenhouse Square, Center City

A high-rise development located at 2012 Chestnut Street in Rittenhouse Square, Center City, is going to the Civic Design Review. Designed by JKRP Architects, the building will stand 14 stories tall, a significant height, although likely not notable enough to make for a notable skyline addition. The ground floor will hold 3,200 square feet of commercial space, adding a sizable retail addition to Chestnut. Above, there will be 156 residential units, down from the original 162. A roof deck will be situated at the top of the structure.

Construction of 14-Story Tower Anticipated at 2012 Chestnut Street in Rittenhouse Square, Center City

Philadelphia YIMBY’s recent site visit revealed no signs of demolition nor construction work at 2012 Chestnut Street in Rittenhouse Square, Center City, the site of a proposed 14-story residential tower. Designed by JKRP Architects and developed by the Philadelphia Housing Authority (also the owner) and Alterra Property Group, the building, also known under its full address of 2012-14 Chestnut Street, will feature 162 residential units, of which 130 would run at market rate and another 32 would be classified as “workhouse housing.” The plan also includes around 4,500 square feet of retail space on the ground floor.

Demolition Permits Issued for Three Vacant Rowhouses at 2422, 2424, and 2426 Harlan Street in Sharswood, North Philadelphia

Permits have been issued for the demolition of three two-story prewar rowhouses at 2422, 2424, and 2426 Harlan Street in Sharswood, North Philadelphia. The buildings are located on the south side of the block between North 24th and North 25th streets and will be dismantled via the City of Philadelphia Demolition Program. Each structure measures 1,200 square feet. Permits list the Philadelphia Housing Authority as the owner and Francis Henriquez of FH Demolition as the contractor. Work costs are specified at $9,105 per structure, for a total of $27,315 for the three.
