YIMBY Looks at Rental Amenities at Riverwalk at 60 North 23rd Street in Center City West

Recently, Philadelphia YIMBY published an overview of Riverwalk, also known as Riverwalk Philly, a rental complex at 60 North 23rd Street in Center City West (alternately Logan Square). Designed by Gensler and developed and built by the PMC Property Group, the development consists of two high-rise buildings that will offer a total of 711 rental units. The 315-foot-tall, 28-story, 331-unit Riverwalk North is already open for residents, while the slightly larger, 362-foot-tall, 32-story, 380-unit Riverwalk South is still under construction. Today, YIMBY looks at the development’s 50,000-square-foot amenity suite and the development’s extensive resident services.

Facade Nearly Complete at The Laurel Rittenhouse in Rittenhouse Square, Center City

The facade is nearly complete at The Laurel Rittenhouse, one of the most highly anticipated projects in Philadelphia. The tower rises at 1911 Walnut Street in the Rittenhouse Square neighborhood of Center City, just across the street from Rittenhouse Square Park. The tower was previously stated to stand 599 feet feet tall, but recent documents reveal an actual height of 604 feet. The skyscraper rises 48 stories tall, with two additional mechanical floors, and will feature 185 rental apartments and 65 condominium units. A three-story podium containing amenity space will be attached at the north side of the main building.

Riverwalk, also known as Riverwalk Philly, is a mixed-use development that rises at 60 North 23rd Street in Center City West (alternately Logan Square). Designed by Gensler and developed and built by the PMC Property Group, the project is situated by the Schuylkill River waterfront consists of two high-rises that will hold a total of 711 rental units. The 315-foot-tall, 28-story, 331-unit Riverwalk North is already open for residents, while the 362-foot-tall, 32-story, 380-unit south tower is still under construction. Residential Conversion Complete at The Terrace on 18th at 1776 Benjamin Franklin Parkway in Logan Square, Center City

A recent site visit by Philadelphia YIMBY revealed that residential conversion work appears to be complete at The Terrace on 18th at 1776 Benjamin Franklin Parkway in Logan Square, Center City. The 267-foot-tall, 27-story high-rise was built in 1964 and previously known as Embassy Suites Philadelphia Center City. The development was gradually overhauled over the course of the past year from hotel into a 288-unit rental apartment building, and upon our site visit the development appeared as complete, with no visible of signs of construction remaining. The Pearl Properties website indicates that the building is currently available for lease.

Renderings Revealed for 108-Unit Building at 2000-20 East Hagert Street in East Kensington

Renderings have been revealed for a seven-story, 108-unit multi-family development at 2000-20 East Hagert Street in East Kensington. Designed by T + Associates, the structure will span 93,832 square feet. The new building will include 13 artist studios and parking for 19 cars, to be situated underground, as well as 37 bicycles. The project will also include a green roof and a roof deck.

Demolition Progresses at 1700-30 North Howard Street in Olde Kensington

Demolition work is making steady headway at 1700-30 North Howard Street in Olde Kensington. Designed by Coscia Moos Architecture, the newly renovated and expanded building will rise six stories, with an attractive commercial space on the ground floor in the existing industrial structure. The development will hold 103 residential units and parking for 35 cars and 50 bicycles. In total, the structure will hold 90,405 square feet of space. Construction work will cost an estimated $13.8 million.

Permits Issued for 128-Unit Building at 4240 Chestnut Street in Spruce Hill, West Philadelphia

Permits have been issued for the construction of a seven-story, 128-unit mixed-use building at 4240 Chestnut Street in Spruce Hill, West Philadelphia. Designed by DAS Architects, the building will rise on the south side of the block between South 42nd and South 43rd streets. The structure will rise from a 27,829-square-foot footprint and contain 141,928 square feet of interior space, of which nearly 40,000 square feet will feature office use. Unit sizes will average at just below 800 square feet each. Permits list Intercultural Family Services as the owner, Morris Clarke as the design professional, and HC Pody Company as the contractor. Construction costs are specified at $15.3 million.

Permits have been issued for the construction of a new multi-family building located at 2401 North 2nd Street in Norris Square. Designed by T + Associates Architects, the new building will rise six stories tall and will include 102 and a parking garage for residents, a roof deck, and a green roof. The structure, which will span a total of 101,020 square feet. Permits list construction costs at $8.35 million.

Permits have been issued for the construction of a 13-story high-rise building at 1428 Callowhill Street in Spring Garden, Lower North Philadelphia. Designed by j2a Architects, the building will contain 162 apartments. In total, the new building will hold 117,624 square feet of space. An underground garage will hold 31 parking spaces for building residents. Parking for 74 bicycles will also be available. Construction cost is listed at $19 million.
