An In-Depth Look at the 244-Unit Building Proposed at 1130 North Delaware Avenue in Fishtown, Kensington

Earlier this month, Philadelphia YIMBY visited the site of a ten-story, 244-unit building proposed at 1130 North Delaware Avenue in Fishtown, Kensington. Today we take an in-depth look at the 241,490-square-foot development planned. Designed by Varenhorst Architects and developed by Streamline, the structure will be situated on the north side of the avenue across from the Rivers Casino and Penn Treaty Park on the Delaware River waterfront. The modular structure will rise 124 feet tall to the top of the main roof (and around 135 or so feet tall to the top of the mechanical screens at the bulkhead) and will house 99 studios, 87 one-bedroom apartments, and 58-two-bedroom units. Features will include outdoor landscaping, a 2,776-square-foot roof deck with extensive skyline views, and parking for 49 cars and 102 bicycles. Construction costs are estimated at $55 million.

Although demolition and construction permits have been filed for a ten-story, 244-unit residential building at 1130 North Delaware Avenue in Fishtown, Kensington, no demo nor construction work has been observed at the site during Philadelphia YIMBY’s recent site visit. Designed by Varenhorst Architects and developed by Streamline, the structure will rise on the north side of the avenue, across from Rivers Casino and Penn Treaty Park on the Delaware River waterfront. The structure will rise 124 feet tall to the top of the main roof, and around 135 or so feet tall to the top of the mechanical screens at the bulkhead. The 241,490-square-foot development will offer outdoor landscaping, a roof deck with sweeping views of the skyline and the river, and parking for 49 cars and 102 bicycles. According to the architect website, construction is expected to cost $55 million.

YIMBY Shares Rental Unit Layouts at Riverwalk at 60 North 23rd Street in Center City West

In a recent publication, Philadelphia YIMBY shared an overview of Riverwalk, also known as Riverwalk Philly, a mixed-use development at 60 North 23rd Street in Center City West (alternately Logan Square). Designed by Gensler and developed and built by the PMC Property Group, the project consists of two towers that will hold a total of 711 rental units. The 315-foot-tall, 28-story, 331-unit Riverwalk North is already open for residents, while the slightly larger, 362-foot-tall, 32-story, 380-unit Riverwalk South is still under construction. Construction Imminent at 453-Unit Building at 2621-67 Frankford Avenue in East Kensington

Last November, permits were issued for the construction of a six-story, 453-unit apartment building at 2621-67 Frankford Avenue in East Kensington. Three months later, Philadelphia YIMBY visits the site to find that demolition has not yet commenced at the property, although the sprawling property, most of which consists of a dilapidated surface lot, sits abandoned and appears ready for imminent demolition and subsequent construction. Designed by Harman Deutsch Ohler Architecture (HDO Architecture), with Turn Key Realty LLC as the contractor, the massive structure will hold 412,703 square feet of space. Permits list the construction cost at $72 million.

Cladding Nearly Complete at Arthaus in Washington Square West, Center City

The exterior is nearly complete at Arthaus at 311 South Broad Street, one of the tallest condominium buildings in Philadelphia. The new skyscraper, located in the Washington Square West neighborhood of Center City, rises to a height of 542 feet and 47 stories. Designed by Kohn Pedersen Fox and developed by Dranoff Properties, the tower will feature 108 condo units and already makes a dramatic impact on the Philadelphia skyline, as it it situated in a prominent location close to various landmarks along Broad Street.

YIMBY Shares an Encore of Construction Photos for The Standard at Philadelphia in University City, West Philadelphia

A few days ago, Philly YIMBY shared a construction update for The Standard At Philadelphia, a 209-foot-tall, 19-story residential tower under construction at 119 South 31st Street in University City, West Philadelphia. Designed by CUBE 3 and developed by Landmark Properties, the 362,117-square-foot structure will rise from a narrow, through-block lot stretching between South 30th and South 31st streets, and will house 280 residential units geared toward university students. Our recent visit has revealed that on-site demolition has been completed and foundation work is currently in progress. Today we share another look at the construction progress and how it affects the unusual and varied conditions that flank the site on three sides.

Construction Work Progresses at 545 North Broad Street in Poplar, North Philadelphia

Construction work is making steady progress on the nine-story-tall, 108-unit mixed-use building at 545 North Broad Street in Poplar, North Philadelphia. Designed by CANNOdesign, the new building will yield a total of 152,635 square feet of space, including 11,130 square feet of commercial space on the ground floor, with residential units above. The project will include parking for 31 cars and 50 parking bicycles. Construction costs are listed at $20 million.

Construction Underway at 2101 Washington Avenue in Graduate Hospital, South Philadelphia

A recent site visit by Philly YIMBY has revealed that work is well underway at the six-story, 247-unit mixed-use building under construction at 2101 Washington Avenue in Graduate Hospital, South Philadelphia. Designed by JKRP Architects and developed by OCF Realty, the project spans the north side of the block between South 22nd and South 23rd streets. The sizable structure rises from a 49,800-square-foot footprint and will offer 195,131 square feet of interior space, which will include nearly 40,000 square feet of ground-level commercial space. Permits list OCF Construction LLC as the contractor and a construction cost of $40 million.

YIMBY Looks at Interiors of 28-Story Tower Under Construction at 3025 John F. Kennedy Boulevard in University City, West Philadelphia

University City, the central hub of West Philadelphia, is teeming with new under-construction developments. Of these, one of the most significant is the 361-foot-tall, 28-story mixed-use tower currently rising at 3025 John F. Kennedy Boulevard. Designed by the Practice for Architecture and Urbanism and developed by Brandywine Realty Trust, the building will span a total of 559,583 square feet of interior space, combining commercial space on the lower floors with 326 residential floors situated above. Today YIMBY looks at imagery of the development’s proposed amenity space, both indoor and outdoor.

Permits Issued for 178-Unit Conversion at 3232 Henry Avenue in East Falls, Northwest Philadelphia

Permits have been issued for a massive multi-family conversion at 3232 Henry Avenue in East Falls, Northwest Philadelphia. The existing building rises 11 stories tall, making it one of the tallest in the neighborhood. Once work is completed, the former medical facility will be converted into 178 apartments. A green roof will be situated atop the structure. In total, the building holds 200,010 square feet of space. LRK is listed as the design professional. Renovation work is expected to cost $15.4 million.
