YIMBY Looks at Rental Apartments at The Terrace on 18th in Logan Square, Center City

Earlier this year, YIMBY shared exterior photos of The Terrace on 18th, an adaptive reuse/residential conversion project for a 267-foot-tall, 27-story high-rise at 1776 Benjamin Franklin Parkway in Logan Square, Center City. Designed by the architecture firm of Stonorov & Haws and completed in 1964 as the Plaza Apartments, the cylindrical Brutalist tower later served as a hotel known as Embassy Suites Philadelphia Center. Over the course of the past year, developer Pearl Properties had once again thoroughly overhauled the structure, this time converting it to 288 rental apartments. Today YIMBY looks at the unique, wedge-shaped unit layouts that resulted from the building’s unusual form.

Construction Underway at The Anchorage at 4442 Ridge Avenue in East Falls, Northwest Philadelphia

A recent site visit by Philly YIMBY has discovered significant construction progress at The Anchorage, a six-story, 136-unit mixed-use development at 4442 Ridge Avenue in East FallsNorthwest Philadelphia. Designed by HDO Architecture, the structure will span 174,544 square feet structure and feature a 10,500-square-foot commercial space on the ground floor, as well as full sprinkling and parking. Permits list 4501 Kelly Partners LP as the owner, Turn Key Realty LLC as the contractor, and a construction cost of $17.4 million.

Today Philly YIMBY takes an in-depth look at the Village Square on Haverford, a multi-family development at 3611 Haverford Avenue in Mantua, West Philadelphia. Today we look at the renderings for the 166-unit multi-family development that will span several adjacent sites on two blocks bordered by Haverford Avenue to the south, Wallace Street to the north, North 36th Street to the east, and North 39th Street to the west. Designed by WRT and developed by Lomax Real Estate Partners and the Mount Vernon Community Development Corporation, the project will consist of several buildings ranging from three to six stories and will offer retail, a mix of rental and condominium units, green promenades, and public art.

Development Anticipated at 1100 Wharton Street in Passyunk Square, South Philadelphia

Last July, Philly YIMBY shared the plans for a mixed-use development at 1100 Wharton Street in Passyunk SquareSouth Philadelphia. Designed by JKRP Architects and developed by the Alterra Property Group, the complex is anchored with a new six-story, 162,335-square-foot building with a 20,000-squarte-foot supermarket at the ground floor, 155 residential units, and a 4,000-square-foot roof deck. The development will also include a thorough rehabilitation of the block, which is also home to Wharton Lofts, a 71,360-square-foot mixed-use building with 45 residential units, a 51,010-square-foot office building, and 18,616-square-foot police station, and a fire station. The fire station, located at the northeast corner of South 12th Street and Reed Street, across from Columbus Square Park, will be demolished and relocated into a new building on the east side of the block at the intersection of South 11th and Reed streets; the six-story mixed-use building will rise in place of the fire station. In total, the block will hold 239 parking spaces, with 62 in the basement level of the mixed-use building, 94 surface spaces in the center of the block, and 83 off-site spaces.
