Permits have been issued for the construction of a three-story, three-unit apartment building at 3119 North 13th Street near Temple University Hospital in North Philadelphia. The development will replace a vacant lot on the east side of the block between West Clearfield Street and West Allegheny Avenue. Designed by KCA Design Associates, the structure will span 3,820 square feet and feature a cellar and a roof deck. Permits list Backcourt Builders as the contractor and specify a construction cost of $600,000.

The project will replace a vacant lot on the west side of the block between Wallace Street and Fairmount Avenue. Designed by HDO Architecture, the structure will span 2,778 square feet and will feature a cellar and a roof deck. Permits list Olympia Construction as the contractor and specify a construction cost of $250,000.

A recent site visit by Philly YIMBY has discovered that construction is now complete at a 2043 Fitzwater Street in Graduate Hospital, South Philadelphia. The building spans a footprint of 1,328 square feet and features a cellar and a roof deck, which offers panoramic views of the Center City and University City skylines. Construction costs are listed at $400,000. Permits specify James C. Woodlyn III and Victoria Woodlyn as the owners, Jared Blake as the design professional, and Made Construction LLC as the contractor.

A Study in Duality: Construction Nears Completion at 1325 Buttonwood Street in Callowhill, Lower North Philadelphia

Philly YIMBY’s recent site visit discovered that construction is nearly complete at a four-story, two-family residential development at 1325 Buttonwood Street in Callowhill, Lower North Philadelphia. The unusual-looking structure stands on the north side of the block between North 13th Street and North Broad Street. Permits list a floor area of around 3,000 square feet and Kevin O’Neill as the designer and Basch Builders as the contractor. Construction costs are specified at $555,000, of which $315,000 is allocated for general construction, $120,000 for plumbing, and $60,000 apiece for electrical and mechanical work.

Philadelphia YIMBY Looks at Recent Projects with Two to Three Residential Units

In the continuing descending order of Philadelphia YIMBY’s ongoing “category spotlight” series, which looks at some of the new article categories we introduced at the start of the year, is the group of new buildings that feature two to three residential units. The category almost exclusively covers smaller, typically rowhouse-sized developments, although in some cases it intersects with larger groups of buildings consisting of several such structures. Construction has been complete at a three-story, three-unit residential building at 1725 North 21st Street, near Temple University, in Cecil B. Moore, North Philadelphia. Designed by Casalina Design Group, Inc., the structure replaces a vacant lot on the east side of the block between Cecil B. Moore Avenue and West Montgomery Avenue. The development spans 3,480 square feet of interior space, lending an average of over 1,100 square feet per apartment, and features a cellar and two roof decks with sweeping skyline views. Permits list 2323 Cabot Street LLC as the owner and City Suburban Home Builders as the contractor. Construction costs are specified at $325,000.

No Progress Yet at Site of Two-Unit Rowhouse Proposed at 2951 Frankford Avenue in Port Richmond, Kensington

Last September, YIMBY reported that permits have been issued for the construction of a three-story mixed-use rowhouse at 2951 Frankford Avenue in Port Richmond, Kensington. Our recent site visit revealed that, five months later, no construction work of any kind has yet taken place at the site. The structure will span 3,374 square feet, which will be roughly evenly split between a business component (1,701 square feet) and two residences (1,673 square feet in total, with an average of 837 square feet per unit). The structure will feature full sprinkling and a roof deck. Permits list Matag Ventures LLC as the owner and Adam R. Sinclair as the contractor. Plans submitted with the planning department list Raymond F. Rola as the architect, though permits specify Kevin Korejko as the design professional. The construction cost is specified at $450,000.

Completion Nears at Two-Family Building at 1939 Bainbridge Street in Graduate Hospital, South Philadelphia

A recent site visit by Philly YIMBY has revealed that construction is nearly complete at a four-story, two-family building at 1939 Bainbridge Street in Graduate Hospital, South Philadelphia. The structure stands at the northern side of the block between South 19th and South 20th streets and replaces a stately prewar rowhouse. According to permits, the new building’s footprint spans 684 square feet and the interior spans 3,392 square feet, lending a sizable average of nearly 1,700 square feet per unit. Features include full sprinkling, a basement, rear balconies, and a rooftop deck, which likely offers sweeping views of the nearby Center City skyline. Permits list MCG Investments 1939 Bain as the owner and Gerard McGeary as the contractor.

Work Stalled at Three-Story Mixed-Use Building Proposed at 1319-23 Schuylkill Avenue in Grays Ferry, South Philadelphia

Philly YIMBY’s recent site visit has revealed an apparently complete work halt at the site of the three-story mixed-use building proposed at 1319-23 Schuylkill Avenue in the Forgotten Bottom section of Grays Ferry in South Philadelphia, near the Schuylkill River waterfront. The structure is planned to rise from a 1,124-square-foot ground footprint and contain 3,275 square feet of interior space, with 1,050 square feet of commercial space in the basement through the first floor and 1,130 and 1,120 square feet per unit for the two residential dwellings on the floors above. The building will be fully sprinkled and will feature a roof deck, which, given the structure’s relatively prominent height, promises to offer sweeping views of the Center City and University City skylines. Permits list Emerald Properties of Phi. [sic] as the owner, Kevin J. O’Neill as the design professional, and Cormac McAller as the contractor. The cost of construction is specified at $425,000.

Six Residential Buildings Complete at 2141 through 2153 Cross Street in Point Breeze, South Philadelphia

As Philadelphia’s ongoing renaissance is generating new growth throughout centrally located neighborhoods, the development boom is spreading to adjacent communities that have long been neglected by real estate developers. A prime example of this phenomenon may be found at the 2100 block of Cross Street in the Point Breeze neighborhood in South Philadelphia. In the past few years, the narrow and seemingly nondescript street, with a roadway measuring just around 14 feet wide, has seen a major influx of new development, both in the form of ground-up construction and vertical additions to existing buildings. YIMBY’s recent site visit has revealed that, over the course of the past year or so, construction has been completed at a back-to-back series of structures spanning from 2141 through 2153 Cross Street, undertaken by two different sets of developers and contractors. The buildings offer a total of eight residential units as well as retail space.
