Permits Issued for Freeman’s Auction House Overbuild at 1810 Chestnut Street in Rittenhouse Square, Center City

Permits have been issued for a multi-family overbuild above the historic Freeman’s Auction House, located at 1810 Chestnut Street in Rittenhouse Square, Center City. Designed by Cecil Baker + Partners, the new tower will add 19 stories above the existing Auction House, bringing the total height to 25 stories, which is certainly not the greatest height in the area, but will still make a large impact from the street. There will be 19 residential units within the he new addition, each a luxury condominium, with several taking up an entire floor. The existing auction house will be restored as commercial space. An underground garage will hold space for seven parking spaces, and there will also be nine bicycle spaces, as well. An additional four bike spaces will be included with the project along Chestnut Street on a new bike rack. A green roof will be situated at the top of the tower.

The 1st place on Philadelphia YIMBY’s December Countdown December 2021 Development Countdown goes to Harper Square at 113-21 South 19th Street in Rittenhouse Square, Center City. Designed by DAS Architecture and Planning and developed by Pearl Properties, the slender skyscraper will rise 620 feet and 52 stories tall. The 267,874-square-foot structure will hold 215 residential units and 30,180 square feet of commercial space and incorporate existing historic buildings into the base. The development will include 30,180 square feet of commercial space at the lower floors and 183 residential units above.

The 2nd place on Philadelphia YIMBY’s December Countdown December 2021 Development Countdown goes to The Laurel Rittenhouse at 1911 Walnut Street in Rittenhouse Square, Center City. Designed by Solomon Cordwell Buenz and developed by the Southern Land Company, with the Harman Group as the structural engineer and the Hunter Roberts Construction Group as the contractor, the building now stands 599 feet and 48 stories tall, making it the ninth-tallest skyscraper in Philadelphia and the tallest residential building in Center City. The all-residential building will offer 185 rental units and 64 luxury condominiums.

The 3rd Place on Philly YIMBY’s December Countdown Goes to 1826 Chestnut Street in Rittenhouse Square, Center City

The 4th place on Philly YIMBY’s December 2021 Development Countdown goes to 1826 Chestnut Street in Rittenhouse Square, Center City. News of the apparently conceptual proposal come from SkyscraperPage user Fairmount Fellow, who spotted proposal images in a presentation they were privy to. No permits have yet been filed, yet images show a floor count of around 42 stories, and its location next to the recently proposed skyscraper at 113-121 South 19th Street suggests a height of around 550 feet. The images include a partial logo of Goodman Properties, which has a page for the building on its website. It is unclear whether Goodman intends to develop the building as pictured or if it is a conceptual presentation intended to attract investors or development partners.

Excavation Underway at Site of 28-Story Tower at 1620 Sansom Street in Rittenhouse Square, Center City

Philadelphia YIMBY’s recent site visit revealed that excavation is making steady progress at 1620 Sansom Street in Rittenhouse Square, Center City. Designed by Solomon Cordwell Buenz and developed by the Southern Land Company, with the Hunter Roberts Construction Group as the contractor, the 340-foot-tall, 28-story tower lands at number 18 on our December 2021 Development Countdown. The building will offer 306 residential units, while the ground-floor commercial space will further enliven the already vibrant local streetscape.

Steel Assembly Continues Atop The Laurel Rittenhouse in Rittenhouse Square, Center City

The cross-braced steel parapet is being erected at the top of The Laurel Rittenhouse, a high-rise building under construction at 1911 Walnut Street in Rittenhouse Square, Center City. The tower is designed by Solomon Cordwell Buenz and developed by the Southern Land Company, with Hunter Roberts Construction Group as the contractor and the Harman Group responsible for structural engineering. Located at just across the street from Rittenhouse Square Park, the tower now reaches the top of the parapet, rising 599 feet high and 48 stories tall. The development will feature 185 rental units and 60 luxury condominiums.

Freeman Auction House Set for High-Rise Vertical Extension at 1810 Chestnut Street in Rittenhouse Square, Center City

The 23rd place on Philly YIMBY’s December 2021 Development Countdown goes to the 25-story, 312-foot-tall residential high-rise proposed at 1810 Chestnut Street in Rittenhouse Square, Center City. Designed by Cecil Baker + Partners, the project consists of a 19-story vertical addition atop the existing six-story Samuel T. Freeman & Co. Auction House, built in 1923. The vertical addition will house 19 apartments, many of which will be full-floor and duplex units. The renovated historic building will hold several stories of retail, tenant amenities, and automated underground parking for around ten cars. Though our recent site visit revealed no signs of ongoing work, it may begin at any time as a partial demolition and construction permit was issued in November 2020.

Concrete work has been largely completed at The Laurel Rittenhouse, a luxury residential tower under construction at 1911 Walnut Street just to the north of Rittenhouse Square Park in Rittenhouse Square, Center City. Designed by Solomon Cordwell Buenz and developed by the Southern Land Company, with the Harman Group as the structural engineer and the Hunter Roberts Construction Group as the contractor, the skyscraper rises to an impressive height of 599 feet and 48 stories (with two additional mechanical floors). The building will house 185 rental units along with 60 condominiums.

The excavation work is heavily underway and nearly complete at 1620 Sansom Street in Rittenhouse Square, Center City, three blocks to the south of Liberty Place. The building will stand 340 feet and 28 stories above ground. The tower is designed by Solomon Cordwell Buenz and developed by the Southern Land Company, with the Hunter Roberts Construction Group, a trio that has also collaborated on the The Laurel Rittenhouse under construction nearby. Nearly a month ago, The Laurel Rittenhouse at 1911 Walnut Street in Rittenhouse Square, Center City, celebrated its topping out with a commemorative event. Designed by Solomon Cornwell Buenz and developed by Southern Land Company, with the Harman Group as the structural engineer, the tower rises 48 stories tall and 599 feet, with additional two floors of mechanical space The parapet that will soon be constructed will reach 593 feet. The building will house 185 rental apartments and 60 luxury condominium units in the upper portion.
