New Renderings Revealed for Broad and Lombard in Rittenhouse Square, Center City

The Virgin Hotels proposal at 500 South Broad Street in Rittenhouse Square, Center City, has been revamped with a new design. Designed by SITIO Architects + Urbanism and developed by The Badger Group and Goldenberg Group LLC, the 468-unit development now known as Broad and Lombard will now boast a tower that will stand 542 feet (alternately pictured at 573 feet) and 43 stories tall. The project involves a renovation of the Philadelphia Department of Public Health Building, with work helmed by Voith and MacTavish Architects. The new tower will echo the design of the Public Health Building and will stand tall in the Philadelphia skyline.

Crane Disassembly Underway at The Laurel Rittenhouse in Rittenhouse Square, Center City

The construction crane is currently being dismantled at The Laurel Rittenhouse. The skyscraper, located at 1911 Walnut Street in Rittenhouse Square, Center City, stands 604 feet and 48 floors tall. Designed by Solomon Cordwell Buenz and developed by the Southern Land Company, the project features 185 rental units and 64 condominiums, along with amenity space and retail. According to the developer, the tower is already 50 percent sold out.

Tower Crane Erected At 1620 Sansom Street In Rittenhouse Square, Center City

Center City continues to grow upward as multiple projects are changing Philadelphia’s core neighborhood. In Rittenhouse Square, a tower crane was recently erected at 1620 Sansom Street, where a high-rise residential tower is under construction. Designed by Solomon Cordwell Buenz and developed by Southern Land Company, the building will rise 315 feet and 28 stories high. The tower will also feature 306 rental units and retail space on the ground floor.

Excavation Nearly Complete at 1620 Sansom Street in Rittenhouse Square, Center City

Construction looks ready to begin at the foundation of the 315-foot-tall, 28-story tower planned at 1620 Sansom Street, where excavation work will soon be complete. The residential tower will rise in the Rittenhouse Square neighborhood of Center City, three blocks to the south of Liberty Place. Designed by Solomon Cordwell Buenz, which has designed The Laurel Rittenhouse and The Murano, and developed by Southern Land Company, which is also behind The Laurel, the project will consist of retail and residential space, with 306 units to be located inside the skyscraper.

Facade Nearly Complete at The Laurel Rittenhouse in Rittenhouse Square, Center City

The facade is nearly complete at The Laurel Rittenhouse, one of the most highly anticipated projects in Philadelphia. The tower rises at 1911 Walnut Street in the Rittenhouse Square neighborhood of Center City, just across the street from Rittenhouse Square Park. The tower was previously stated to stand 599 feet feet tall, but recent documents reveal an actual height of 604 feet. The skyscraper rises 48 stories tall, with two additional mechanical floors, and will feature 185 rental apartments and 65 condominium units. A three-story podium containing amenity space will be attached at the north side of the main building.

Parkway Corporation Seeks to Build Up To 60,000 Square Feet at 1821 Chestnut Street in Rittenhouse Square, Center City

Developer and parking operator Parkway Corporation seeks to redevelop a 3,000-square-foot property at 1821 Chestnut Street in Rittenhouse Square, Center City. Although Parkway Corporation specializes in operating parking lots and holding them as land banks for future development, in this instance the property is a single-story retail building (curiously, the property sits next to a parking lot, which does not appear to be affiliated with Parkway Corporation). The existing structure sits on narrow through-block lot that stretches from Chestnut Street to the south to alley-like Ranstead Street to the north. According to the developer, the lot is zoned CMX-5 for mixed-use development and can accommodate 36,000 square feet at a floor-area-ratio of 12:1, or 60,000 feet at an FAR of 20:1. Since the property is listed at Parkway Corporation’s “opportunities” page and no permits have been filed for the site, it appears that Parkway is seeking a partner and/or an anchor tenant prior to commencing development at the site.

2012 Chestnut Street Goes To Civic Design Review In Rittenhouse Square, Center City

A high-rise development located at 2012 Chestnut Street in Rittenhouse Square, Center City, is going to the Civic Design Review. Designed by JKRP Architects, the building will stand 14 stories tall, a significant height, although likely not notable enough to make for a notable skyline addition. The ground floor will hold 3,200 square feet of commercial space, adding a sizable retail addition to Chestnut. Above, there will be 156 residential units, down from the original 162. A roof deck will be situated at the top of the structure.

Construction of 14-Story Tower Anticipated at 2012 Chestnut Street in Rittenhouse Square, Center City

Philadelphia YIMBY’s recent site visit revealed no signs of demolition nor construction work at 2012 Chestnut Street in Rittenhouse Square, Center City, the site of a proposed 14-story residential tower. Designed by JKRP Architects and developed by the Philadelphia Housing Authority (also the owner) and Alterra Property Group, the building, also known under its full address of 2012-14 Chestnut Street, will feature 162 residential units, of which 130 would run at market rate and another 32 would be classified as “workhouse housing.” The plan also includes around 4,500 square feet of retail space on the ground floor.

Philadelphia YIMBY Reveals Updated Skyline Massings for Harper Square in Rittenhouse Square, Center City

Over the past year, several new proposals for the city of Philadelphia have been revealed that will make a significant mark on the skyline. One of these is situated in Rittenhouse Square in Center City, where a project was revealed at 113-121 South 19th Street. The development, known as Harper Square, will dominate the neighborhood along with the nearly-complete Laurel Rittenhouse. Designed by DAS Architecture and Planning, the residential tower will stand 611 feet and 54 stories tall, and will include 215 units. The slender high-rise is being developed by Pearl Properties, which also developed The Harper, another residential tower located nearby.
