Revisiting the Unbuilt Philadelphia World Trade Center Supertall Proposal

In 1988, plans were revealed for a 1,050-foot-tall, 65-story Philadelphia World Trade Center supertall at 456 North Christopher Columbus Boulevard on the Northern Liberties waterfront. The tower would have stood just to the north of the Benjamin Franklin Bridge, located close to the boundary between North Philadelphia and Center City. The plan, which later evolved to the World Trade Square project, consisted of three shorter high-rises alongside the main tower. The skyscraper was designed by Kling Lindquist, which was also bend the Bell Atlantic Tower and the unbuilt Center City Tower. Carl Marks Real Estate Team, along with Lance Silver and Stuart Harting, were the developers.

New Massing for 12 + Sansom at 123 South 12th Street in Market East, Center City

In a follow-up to the recent design update to the 12 + Sansom project at 123 South 12th Street, Philadelphia YIMBY shares with its readers exclusive, brand new massing models of the 265-fot-tall, 20-story building’s future presence on the skyline. Designed by Studios Architecture (with Bower Lewis Tower Architects as the architect of record) and developed by Greystar Real Estate Partners, the 412-unit residential building will significantly boost the density in the Market East section of Center City. The tower’s shape and exterior have completely changed since the last iteration.

Over the course of the past three decades, many high-rise projects have been proposed along the Delaware River, yet most bit the dust before construction had ever begun. One of these is the 915-foot-tall, 66-story Bridgeman’s View Tower planned in 2007 at 900 North Delaware Avenue in Northern Liberties, North Philadelphia, a surprising location for such a tall skyscraper proposal, given the area’s then-lowrise profile. Designed by Studio Agoos Lovera and developed by Marc Stien, Ryan Roberts, and an undisclosed North Jersey real estate investment team, the tower was planned to feature a mix of residential office, hotel, and retail space, with 794 condominiums and 200 to 300 boutique hotel rooms.

Renderings have been revealed for Ultra Labs University City, a mixed-use high-rise proposed at 100 North 32nd Street in University City, West Philadelphia. The building will stand 11 stories tall and hold 185,279 square feet of office and laboratory space, contributing to the city’s rapidly growing life sciences industry. The tower will likely rise somewhere between 160 and 190 feet tall, high enough to be easily noticeable from its position next to the rail yard and across from the Schuylkill River.

Examining Timber Towers, a Visionary Concept for Wood-Framed High-Rises Suggested for Center City

In 2018, architecture firm Hickok Cole published a design concept for Timber Towers, a trio of mixed-use high-rises that would use wood as the principal structural material. The concept, which won an honorable mention in the SKYHIVE Skyscraper Challenge, was designed to span an entire block in Center City to the northwest of the Comcast Technology Center. According to the architects, the 1.9-million-square-foot plan would use 2,075,125 cubic feet of wood products, “easily replenished by North American forests in less than three hours,” and sequester 80,775 US tons of carbon dioxide within the structure, resulting in emissions savings are the equivalent those produced by 12,073 cars within one year.

Philly YIMBY Reveals Massing Models for the Schuylkill Yards Supertall in University City, West Philadelphia

Ever since the master plan for Schuylkill Yards in University City was unveiled for the first time, it displayed a supertall skyscraper dominating the 14-acre site, a feature that persisted throughout all future iterations. Renderings show a glass-clad tower rising at 3101 Market Street, accented with bronze highlights that appear similar to those at 9 DeKalb and 111 West 57th Street in New York City, which are also designed by SHoP Architects, the group behind the Schuylkill Yards master plan. Brandywine Realty Trust, the project developer, is also responsible for projects such as the 350-foot-tall tower proposed at 2100 Market Street in Center City. As of the 2016 renderings, the supertall appears to rise around 1,100 feet high.

During the construction of the first Comcast Center tower, many wondered whether the 975-foot-tall skyscraper would rank as the city’s tallest for much longer. Just a few months before the former’s topping out, details were released about the American Commerce Center at 1800 Arch Street, a proposal that stunned many development watchers with its 1,510-foot height. The project was being developed by Hill International Real Estate Partners and designed by Kohn Pendersen Fox, a firm that is also behind the 792-foot-tall Mellon Bank Center, currently the city’s fifth-tallest building, and Arthaus, a 542-foot-tall skyscraper currently under construction. The development was ultimately canceled and the 1,121-foot-tall Comcast Technology Center was built at the site.

Demolition Nears at 1620 Sansom Street in Rittenhouse Square, Center City

Permits have been filed for the demolition of a parking garage at 1620 Sansom Street in Rittenhouse Square, Center City, two blocks south of the Liberty Place complex. In its place will rise a 340-foot-tall, 27-story residential tower, designed by Solomon Cordwell Buenz and developed by Southern Land Company, which is currently constructing The Laurel Rittenhouse Square nearby. The tower will will feature a varied mix of materials and will span a major portion of the block, standing on a site measures around 190 by 95 feet. The building will have 298 units and 19,600 square feet of restaurant space, 5,200 square feet of retail, and 67 underground parking spaces.

A 253-foot-tall, 20-story development is slated to rise at 222 Walnut Street in Old City, Center City, integrating a portion of a three-story building built in 1856. Designed by Cecil Baker + Partners and developed by 230 Walnut Street LLC, the project is located near the Society Hill Towers, a high-rise development designed by I.M. Pei.

Designing One Liberty Place, the Tower that Transformed Philadelphia’s Skyline

One Liberty Place at 1650 Market Street is an intricately designed skyscraper has dominated the skyline of Center City for over three decades. Designed by Murphy/Jahn and developed by Rouse and Associates, the tower is clad in a pattern of stone, metal, and glass that rises up to the angled crown and the thin spire. The tower first rose to its final 61-story height in the beginning of 1987, when the top floor was assembled beneath the future spire. Philly YIMBY looks back at the design process by architect Helmut Jahn via drawings from 1984, which show multiple design iterations.
