The Ultimate 2022 Philly Skyline Rundown: Top 30 Tallest Buildings Under Construction and Proposed in Philadelphia

Earlier this month, YIMBY reported that Philadelphia is poised for a record year of construction in 2022. Low- and mid-rise projects, the type that will provide much-needed housing units by the thousands, comprise the bulk of new development. However, the city is also slated to gain a crop of new high-rises that will further boost the already iconic skyline. In recent weeks, we published several compilations, such as the December 2021 Development Countdown and two lists tallying up the current tallest under-construction and proposed projects. Today, we put them all together and add bonus content to create the Ultimate 2022 Philadelphia Skyline Rundown, which tallies the 30-plus tallest buildings that are under construction or proposed as of the start of this year. To avoid covering too much familiar ground, we added new features to each entry, such as quick facts, featured stories, project contractors (when applicable), and extra photos and renderings, some of which YIMBY has not yet shared before. Permits Issued for 36-Unit Building at 3811 Main Street in Wissahickon, Northwest Philadelphia

Permits have been issued for the construction of a six-story, 36-unit apartment building at 3811 Main Street in Wissahickon, Northwest Philadelphia. The development will rise on the northeast side of the street, across from the Schuylkill River. The structure will span a 28,174-square-foot footprint and will offer 69,876 square feet and will include five commercial spaces and full sprinkling. A total of 46 parking spaces will be offered, which include four accessible and three electric vehicle spaces. In addition, space will be allocated for 12 bicycles. Permits list W-G Main Street LLC as the owner, David J. Plante of Ruggiero Plante Land Design as the design professional, and US Best Construction Inc. as the contractor. Construction costs are specified at $5.7 million.

Completion Nears at Six-Unit Residential Building at 214 North 12th Street in Chinatown, Center City

Philadelphia YIMBY’s recent site visit has revealed that construction is nearly complete at the four-story, six-unit residential building at 214 North 12th Street in the western section of Center City’s Chinatown, in an area alternately known as the Convention Center District. The development replaces an attractive Colonial-style townhouse. According to filings, the new structure spans 5,190 square feet, leading to an average of around 850 square feet per unit, and features full sprinkling. Permits list Kaing Estate LLC as the owner and Liu Construction LLC as the contractor. Construction costs are specified at $200,000.

Completion Nears at 28-Unit Rental Building at 171 West Berks Street in Norris Square

Construction work is nearly complete at the five-story, 28-unit rental building at 171 West Berks Street in Norris Square. Designed by Ambit Architecture, the building will feature ground-level retail and residential amenities such as a fitness center, bicycle storage, and nine parking spaces. The roof deck will offer a lounge area, a dog park, yoga space, and sweeping skyline views. At the moment, the structure appears effectively finished, although the ground-level retail space has not yet opened.

Site Prep Underway at 501 Spring Garden Street in Northern Liberties, North Philadelphia

Site preparation is underway for a 13-story, 382-unit mixed-use high-rise at 501 Spring Garden Street in Northern Liberties, North Philadelphia. During Philly YIMBY’s recent site visit, we observed that the single-story, suburban-style mall that previously stood at the site appears to have been entirely demolished. Designed by Bower Lewis Thrower Architects (aka BLT Architects) and developed by RREI LLC, the 153-foot-tall structure will offer 60,810 square feet of retail, providing a significant anchor for the long-desolate yet rapidly up-and-coming southern section of Northern Liberties. Due to construction fencing, it is unclear whether the excavators and other machinery and equipment spotted at the site were in the process of finishing the demolition, clearing the site, or actually starting excavation. In either case, it is evident that work is finally underway at the much-anticipated development.
