Norris Square Ranks at Number 27 on Philly YIMBY’s First Anniversary Countdown

The 27th place in Philadelphia YIMBY’s First Anniversary Countdown, which aggregates the 31 most frequently listed article categories over the course of the past year, goes to Norris Square. The North Philadelphia neighborhood featured in at least 29 articles during the period. Unlike most neighborhoods that have been featured in the Countdown so far, such as Washington Square West, Francisville, Rittenhouse Square, and Brewerytown, Norris Square does not boast many headline-making marquee projects with flashy renderings. Instead, the district earned its rank through our coverage of its numerous smaller-scale, low- and mid-rise residential proposals, which is the kind of low-key development that comprises much of the city’s ongoing revival. Groundbreaking Ceremony Held at Station Square at 308-16 West Chelten Avenue in Germantown, Northwest Philadelphia

During Philadelphia’s period of rapid growth in the late 19th and early 20th centuries, much of the development in the city’s outer neighborhoods and in the suburbs was driven by the city’s expansive regional rail network. Today the trend is seeing a revival as a number of large developments are currently in progress near various regional rail station across the city and the metropolitan area. One among these is Station Square, a five-story, 49-unit mixed-use development underway at 308-16 West Chelten Avenue in Germantown, Northwest Philadelphia. The site sits across the street from the Chelten Avenue Station of the SEPTA Regional Rail. On July 21, 2021, developers Zatos Investments and R+M Development, as well as contractor Tester Construction Group LLC, celebrated the groundbreaking of the building, officially marking the start of construction.

Permits have been issued for the construction of a four-story, seven-unit residential building at 1621-23 Bainbridge Street in Graduate Hospital, South Philadelphia. The structure will replace the New Day Spring Baptist Church, located in a two-story townhouse at 1621 Bainbridge Street, as well as a tree-story residential townhouse next door at 1623 Bainbridge Street. The site is located on the north side of the block between South 16th Street and South 17th Street, two short blocks south of the commercial corridor at South Street. Permits continue to list the church as the site owner (annotated as “Baptist Church TRS of New Day Spring”). Gabriel Deck of Gnome Architects LLC is the architect and Zatos Investment, doing business as “Owner,” is the listed contractor.
