Construction Progresses at Piazza Terminal in Northern Liberties, North Philadelphia

Construction is making rapid progress at Piazza Terminal, a multi-building, mixed-use complex at 1075 Germantown Avenue in Northern Liberties, North Philadelphia. Philly YIMBY’s recent site visit revealed that a number of structures have risen several stories high at the 4.4-acre lot. Designed by BKV Group and developed by Post Brothers, the complex will offer 1,166,980 square feet and 1,144 residential units as well as a public promenade, retail, and parking. The tallest building will stand 16 stories and around 180 feet tall, with two more standing 12 stories tall.

Permits have been filed for the demolition of a vacant three-story prewar rowhouse at 3220 Germantown Avenue in Franklinville, North Philadelphia. The former mixed-use property, classified as commercial space though it evidently held residential space on the upper floors, is located on the block situated between West Allegheny Street and West Hilton Street. The building will be torn down as part of the City of Philadelphia Demolition Program. The cost of work is $24,500. The property is owned by Brown John E. The contractor listed for the work is RDS Contracting Group Inc.

Completion nears at 1300 Fairmount Avenue, a 185-foot-tall, 14-story mixed-use development located in Spring Garden, North Philadelphia. The high-rise structure contains 625,000 square feet and will include a 58,700-square-foot Aldi supermarket, a 12,000-square-foot preschool, 487 apartments, and 287 parking spaces. RAL Development is the developer and Cope Linder Architects is the project designer. At the moment, construction is nearly finished at both the exterior and the landscaping.

A rendering has been released for Broad Street Flats, a seven-story mixed-use building at 701 South Broad Street in Hawthorne, South Philadelphia. Located on a 9,000-square-foot lot at the southeast corner of South Broad Street and Bainbridge Street, the structure will contain ground-floor retail space and 50 residential units above. An additional four “hotel rooms” will be included in the project, likely apartments positioned as short-term rentals. Hightop Broad Acquisition is the listed owner.
