Construction Underway on Neighboring Projects on Haverford Avenue in Narberth, PA

Construction is progressing on a pair of developments on Haverford Avenue in downtown Narberth, just outside of Philadelphia. The larger building is situated at 203 Haverford Avenue, while the smaller is located on the opposite end of the same block, at 114 Forrest Avenue. The larger structure will stand three stories tall, with 16 residential units over commercial space. Meanwhile, the building at 114 Forrest Avenue stand three stories tall and hold eight residential units. A commercial space will be located on the ground floor.

Exterior Work Nearing Completion at 1422 Point Breeze Avenue In Point Breeze, South Philadelphia

Façade work is nearing completion at 1422 Point Breeze Avenue in Point Breeze, South Philadelphia. The building rises four stories tall, with a roof deck at the top. There are 42 residential units within the property, as well as retail space on the ground floor. JKRP Architects handled the design work for the project, with OCF Realty as the developer.

Construction Anticipated at 1350 North Front Street in Fishtown

A recent site visit by Philadelphia YIMBY has revealed that construction has not yet started on a five-story, 14-unit mixed-use development at 1350 North Front Street in Fishtown, Kensington. The project will span 19,830 square feet and feature ground level retail and a roof deck, which, given the structure’s future prominence, promises to offer dramatic views of the Northern Liberties and Center City skylines. The latest permits, which were issued in June of last year, indicate Gnome Architects as the designer, although the previous design (featured as the cover image of the article) was crafted by Bright Common. Permits list GRIT Construction as the contractor and a construction cost of $2.3 million.

Permits Issued for 1772 North Front Street in Olde Kensington

Permits have been issued for a multi-family renovation and addition to an existing three-story pre-war rowhome at 1772 North Front Street in Olde Kensington. Designed by Lo Design, the project will add additional floor space to the existing structure while the remainder of the space will be renovated. Four apartments will be included in the project, as well as a commercial space on the ground floor facing Front Street. In total, the building will span 7,505 square feet of space, of which 725 square feet will be located within the addition. Construction costs are listed at $1 million.

Permits Issued for Amy Gutmann Hall at 3317-33 Chestnut Street in University City, West Philadelphia

A zoning permit has been issued for the construction of Amy Gutmann Hall at 3317-23 Chestnut Street in University City, West Philadelphia. The stricture will house a research facility for Penn and will rise six stories tall, with academic space on the lower floors and a research center on the upper floors. The development will also include 29 parking spaces.

Permits Issued For 3314 Fairmount Avenue In Mantua, West Philadelphia

Permits have been issued for the construction of a mixed-use development at 3314 Fairmount Avenue in Mantua, West Philadelphia. Designed by KCA Design Associates, the new building will stand six stories tall, with multiple commercial spaces on the ground floor. The remainder of the building will hold 90 residential units, all apartments. There will also be 16 parking spaces included within the structure. In total, there will be 82,764 square feet of space, and construction costs are estimated at $12 million.

Excavation Underway at 36-38 South 2nd Street in Old City

Construction is beginning to make progress at 36-38 South 2nd Street, site of a future mixed-use development in the Old City section of Center City. Designed by CANNOdesign, the building will stand seven stories tall, an appropriate height for Old City. Commercial space will sit on the ground floor and 61 residential units will be located above. The building will hold 51,623 square feet of space and include a roof deck. Tester Construction is the contractor behind the project. Construction costs are estimated at $10.5 million.

Completion Nears at 2525 Frankford Avenue in East Kensington

Construction work is nearing completion at a three-story mixed-use building at 2525 Frankford Avenue in East Kensington. Designed by CANNOdesign, the development replaces a two-story prewar structure on the southeast side of the block between East Cumberland Street and East Sergeant Street. The building spans 5,451 square feet, which includes 846 square feet of ground-level commercial space and the rest subdivided between six residential units. The building will feature full sprinkling and a small bicycle storage space, although, surprisingly, it will lack a roof deck. Permits list Saint Bernard Holding Group as the owner, Doubleday Design as the civil engineer, and GRIT Construction as the contractor. The construction cost is specified at $741,000.

YIMBY Shares New Renderings for Broad + Pine in Washington Square West, Center City

Last month, YIMBY shared images of the updated, scaled-down design for Broad + Pine, a high-rise development proposed at 337-41 South Broad Street (alternately 337 South Broad Street) in Washington Square West, Center City. Designed by My Arch and developed by Dranoff Properties, the tower will rise 15 stories tall and hold 145,220 square feet of space, with ground-floor commercial space and 91 residential units, as well as an 11,995-square-foot parking with space for 18 cars. Today we share more renderings for the proposed structure.

Facade Nearly Complete at 2966-68 Richmond Street in Port Richmond, Kensington

Philadelphia YIMBY’s recent site visit has revealed that exterior work nears completion at the four-story, ten-unit mixed-use building under construction at 2966-68 Richmond Street in Port Richmond, Kensington. The development rises on the north side of the block between Ann Street and East Indiana Avenue, across from the Interstate-95 aka the Delaware Expressway. Designed by KJO Architecture, the structure will hold 9,745 square feet of space, of which 2,000 square feet will be allocated for commercial (office) space. The remaining 7,745 will be residential, lending an average of just under 775 square feet per unit. The building will be fully sprinkled. Permits list A Frame Management LLC as the contractor and a construction cost of $1.6 million.
