Construction Still Pending at Mural West in Poplar, Lower North Philadelphia

As we anticipated (since construction permits still had not been filed), Philly YHIMBY’s recent site visit has found no signs of development at Mural West, a 363-foot-tall mixed-use tower proposed at 523 North Broad Street in Poplar, Lower North Philadelphia. Designed by Atkin Olshin Schade Architects and developed by Precision Realty Group, the project will provide office, retail, and commercial/medical space, as well as more than 200 residential units. The project will also include public plaza next to the eponymous mural, which is painted on the adjacent Mural Lofts residential building, as well as amenities such as a roof deck with potential restaurant space. If built, the tower will dramatically boost the skyline of Lower North Philadelphia and will stand as one of the tallest buildings north of Center City.

Construction Approaches Halfway Point at 3025 JFK Boulevard in University City, West Philadelphia

A recent site visit by Philly YIMBY has revealed that concrete assembly is nearly at the halfway point at 3025 JFK Boulevard, a 361-foot-tall, 28-story mixed-use tower at 3025 John F. Kennedy Boulevard at University City, West Philadelphia. Designed by the Practice for Architecture and Urbanism and developed by Brandywine Realty Trust, with Hunter Roberts Construction Group as the contractor, the building, also known as Schuylkill Yards West, will span 559,583 square feet, with commercial and laboratory space on the lower floors with 326 residential floors situated above. The building is the first major high-rise to be built as part of the 14-acre Schuylkill Yards megadevelopment. Construction at 3025 JFK Boulevard is expected to cost $180 million.

Construction Anticipated at Two Cathedral Square in Logan Square, Center City

Last year, plans had been unveiled for Two Cathedral Square, a 470-foot-tall, 34-story mixed-use commercial and residential tower proposed at 227 North 18th Street in Logan Square, Center City. Designed by Solomon Cordwell Buenz and developed by EQT Exeter, with Studio Bryan Hanes behind the landscape design, the 700,000-square-foot-plus building is part of Cathedral Square, a redevelopment master plan for the block-sized archdiocesan campus around the iconic Cathedral Basilica of Saints Peter and Paul. The building will offer 450,000 square feet of office space on floors two through 14. Luxury residential space will span 250,000 square feet on floors 15 through 34. The ground level will feature 4,500 square feet of retail. No permits have apparently yet been filed, so we did not expect to see any construction progress at the site, yet we still recently paid a visit to the location to check on its status, as we show in the photos below.

A recent site visit by Philly YIMBY has discovered notable construction visit at Broad Street Flats, a seven-story mixed-use development rising at 701 South Broad Street in Hawthorne, South Philadelphia, since our last visit in April. Furthermore, a recent zoning submission indicates that the project’s name has been updated to Ovation, though the Broad Street Flats moniker also appears retained, at least for the time being. Designed by PZS Architects, the building will span 50,462 square feet (or 49,950 according to zoning blueprints) and feature commercial space and 50 residential units. Permits list Ferraro Construction Group as the contractor and a construction cost of $8 million.

Permits Issued for 2059 Germantown Avenue in North Philadelphia East

Permits have been issued for the construction of a four-story, eight-unit mixed-use building at 2059 Germantown Avenue near Temple University in North Philadelphia East. The development will rise from a vacant lot at the southeast corner of the intersection of Germantown Avenue and Diamond Street. Designed by Plato Marinakos of Plato Studio, the building, alternately known as 2059-63 Germantown Avenue, will span 16,121 square feet and will feature 1,297 square feet of commercial space, elevator service, a cellar, and a roof deck, which promises to offer sweeping skyline views thanks to the structure’s prominence. Prestige Design is apparently both the owner and contractor, with permits listing Prestige Design on Germantown as the owner (at least on the blueprints; Amorski Investments LP is listed as the owner on the Department of Licenses and Inspections website) and Ofir Komerian of Prestige Design on Girard as the contractor. Construction costs are specified at $1.8 million.

Permits Issued for 1139-41 North 3rd Street in Northern Liberties, North Philadelphia

Permits have been issued for the construction of a five-story, ten-unit mixed-use building at 1139-41 North 3rd Street in Northern Liberties, North Philadelphia. Designed by Gnome Architects and developed by Zatos Investments, the new building span 15,324 square feet and feature roof decks accessible via pilot houses. The ground and basement levels of the building will house a commercial/industrial space. Some apartments will have access to partially covered parking space at the building’s rear. Permits list construction costs at $1.6 million.

Facade Assembly Imminent at 5904 Germantown Avenue in Germantown, Northwest Philadelphia

A recent site visit by Philly YIMBY has discovered that construction work is well underway at a five-story, 28-unit mixed-use building at 5904-96 Germantown Avenue in Germantown, Northwest Philadelphia. The property is situated on the southwest side of the block between West Rittenhouse and West Haines streets, half a block north of Vernon Park. Designed by KCA Design Associates and Ambit Architecture (as the exterior designer), with GRIT Construction as the contractor, the building will span 27,450 square feet and feature 1,215 square feet of commercial space, a roof deck, a green roof, and full sprinkling. Permits list a construction cost of $3.7 million.

YIMBY Shares Detailed Plans for 12-Story Building at 4746-48 Spruce Street in Garden Court, West Philadelphia

Earlier this month, Philly YIMBY shared the news regarding plans for a 12-story, 170-unit mixed-use high-rise development proposed at 4746-48 Spruce Street in Garden Court (alternately Walnut Hill), West Philadelphia, going before the Civic Design Review. Today we venture beyond the brief overview we presented with the earlier news break to share an extensive package of plans and diagrams that were presented within the CDR submission. Designed by PZS Architects, the project will allocate 149,590 square feet for apartments, 5,700 square feet of residential amenities, around 29,000 square feet of indoor commercial space (plus a 1,500-square-foot commercial tenant terrace) and parking for around 28 cars and 76 bicycles. Although demolition permits have been issued in May, no comprehensive construction permits have yet been issued; however, the project may proceed as of right as it conforms with the zoning code and requires no variances, and has already received a preliminary review and approval.

YIMBY Shares Extensive Project Details for 61-Unit Building Proposed at 3618-32 Haverford Avenue in Mantua, West Philadelphia

Earlier this month, Philly YIMBY shared several renderings for a four-story, 61-unit mixed-use development planned at 3618-32 Haverford Avenue in Mantua, West Philadelphia. Designed by Harman Deutsch Ohler Architecture (HDO Architecture) and developed by The HOW Group, the building will rise 45 feet tall, span 60,280 square feet, and offer ground-floor commercial space, two elevators, tenant storage, parking for 22 bicycles, outdoor landscaped space for residents, a roof deck, and a green roof. Today we share an extensive collection of renderings, plans, and diagrams for the proposed building as seen in its Civic Design Review submission.

Permits have been issued for a mixed-use renovation at a three-story building at 1200-02 South 7th Street in Passyunk Square, South Philadelphia. The renovation will span 3,125 square feet. Partial interior change of use will add commercial space at the ground floor as well as four apartments.
