YIMBY Shares Extensive Project Details for 61-Unit Building Proposed at 3618-32 Haverford Avenue in Mantua, West Philadelphia

Earlier this month, Philly YIMBY shared several renderings for a four-story, 61-unit mixed-use development planned at 3618-32 Haverford Avenue in Mantua, West Philadelphia. Designed by Harman Deutsch Ohler Architecture (HDO Architecture) and developed by The HOW Group, the building will rise 45 feet tall, span 60,280 square feet, and offer ground-floor commercial space, two elevators, tenant storage, parking for 22 bicycles, outdoor landscaped space for residents, a roof deck, and a green roof. Today we share an extensive collection of renderings, plans, and diagrams for the proposed building as seen in its Civic Design Review submission.

Renovation Permits Issued for 1200-02 South 7th Street in Passyunk Square, South Philadelphia

Permits have been issued for a mixed-use renovation at a three-story building at 1200-02 South 7th Street in Passyunk Square, South Philadelphia. The renovation will span 3,125 square feet. Partial interior change of use will add commercial space at the ground floor as well as four apartments.

Renderings Revealed For 6808-16 Ridge Avenue In Roxborough, Northwest Philadelphia

Renderings have been revealed for a mixed-use development at 6806-16 Ridge Avenue in Roxborough, Northwest Philadelphia. Designed by Ingram Sageser Architects, the building will rise five stories tall and will feature commercial space on the ground floor and 80 apartments above. The project will span 77,780 square feet and include parking for 24 cars and 27 bicycles.

Mixed-Use Development Anticipated at 1701 Fairmount Avenue in Fairmount, Lower North Philadelphia

A recent site visit by Philly YIMBY has revealed that demolition has not yet started at a single-story commercial building at 1701 Fairmount Avenue in Fairmount, Lower North Philadelphia. Located at the northwest corner of Fairmount Avenue and North 17th Street, the site will be cleared for the construction of a four-story mixed-use building with two commercial spaces and 24 apartments. Designed by Marshall Sabatini and developed by MM Partners, the project will feature roof decks and full sprinkling. Tester Construction Group will act as the contractor. Construction cost is specified at $5.3 million.

Construction and Vertical Extension Anticipated at 1501 Fairmount Avenue in Fairmount, Lower North Philadelphia

Last September, Philly YIMBY reported that permits have been issued for the construction of a four-story, 20-unit addition and vertical extension to a prewar Art Deco commercial building at 1501 Fairmount Avenue in Fairmount, Lower North Philadelphia. More than half a year later, our visit revealed no construction progress at the development. Designed by Harman Deutsch Ohler Architecture, the development will add 20,558 square feet of space to the existing building, boosting the total area to 26,025 square feet. The project, which is also known under the address of 1501-05 Fairmount Avenue, will feature 5,467 square feet of commercial space, elevator service, roof decks, parking for seven bicycles, and full sprinkling. Permits list Construct Design Corp. Inc. as the contractor and a construction cost of $2.7 million.

Construction Pending at 725-29 South Broad Street in Hawthorne, South Philadelphia

Last year in May, permits had been issued for a commercial renovation and vertical expansion for a three-story prewar building at 725-29 South Broad Street in Hawthorne, South Philadelphia. Since that time, however, no construction progress has been made on the structure, as Philly YIMBY’s recent site visit has shown. Designed by CANNOdesign, the structure, located on the east side of South Broad Street on the block between Bainbridge and Fitzwater streets, will rise five stories. Permits list Santech Construction Corp. as the contractor and a construction cost of $3.8 million.

Permits have been issued for a mixed-use renovation of a three-story prewar building at 5700-04 Germantown Avenue in Germantown, Northwest Philadelphia. A grocer will be located on the ground floor and basement levels of the building, with 16 apartments above. In total, the work will span 25,456 square feet. Construction costs are listed at $600,000.

Permits issued For 7611-17 Germantown Avenue In Mount Airy, Northwest Philadelphia

Permits have been issued for the construction of a 114-unit mixed-use development at 611-17 Germantown Avenue in Mount Airy, Northwest Philadelphia. Designed by M Architects, the building will rise five stories tall, with commercial space on the ground floor. Thenstructure will span 148,786 square feet, with a green roof at the top of the building, and space dedicated toward 38 parking spaces (two being van accessible), and 39 bike spaces. Construction costs are estimated at $15 million.

Philly YIMBY’s recent visit observed that demolition has been complete at the site of a proposed four-story, 42-unit mixed-use building at 841-51 South 2nd Street in Queen Village, South Philadelphia. Designed by Harman Deutsch Ohler Architecture, the structure will rise at the northeast corner of 2nd and Christian streets and will span 54,313 square feet, with a plaza at the street corner and retail on the ground floor. The development will feature full sprinkling and a roof deck. Permits list Beck Street LLC as the owner, Indian Harbour Asset Management LLC as the contractor, and a construction cost of $6.79 million.

Our recent site visit has revealed that no construction progress has yet been made at the site of a seven-story, 157-unit mixed-use building at 1101-33 South 9th Street in the Italian Market, South Philadelphia. Designed by BLT Architects, the building will hold 204,351 square feet of space and is expected to cost $52 million to construct. The project will include accessory parking spaces as well as commercial space on the ground floor, likely on South 9th Street, which is a major commercial corridor. Hunter Roberts Holdings LLC is listed as the contractor.
