Designed by Harman Deutsch Ohler Architecture, the structure will rise at the northeast corner of 2nd and Christian streets and will span 54,313 square feet, with a plaza at the street corner and retail on the ground floor. The development will feature full sprinkling and a roof deck. Permits list Beck Street LLC as the owner, Indian Harbour Asset Management LLC as the contractor, and a construction cost of $6.79 million.

The building will also hold four “hotel rooms,” which will likely be used as apartments. The structure’s floor area spans 50,462 square feet. A recent site visit by Philly YIMBY revealed that construction nears completion at a four-story mixed-use building at 2243 North Broad Street, a block to the north of the Temple University campus in North Philadelphia. Designed by Stuart G. Rosenberg Architects (SgRA), the structure spans 10,297 square feet and holds commercial space on the ground floor and seven residential units that range from studios to two-bedrooms. Features include full sprinkling, space for 15 bicycles, in-unit washer/dryers, and balconies in many of the units. Permits list Ascent Design and Builder LLC as the designer and a construction cost of $700,000.

At the start of the year, Philly YIMBY announced that partial permits were filed for Village Square on Haverford, a multi-family development at 3611 Haverford Avenue in Mantua, West Philadelphia. Today we look at the renderings for the 166-unit multi-family development that will span several adjacent sites on two blocks bordered by Haverford Avenue to the south, Wallace Street to the north, North 36th Street to the east, and North 39th Street to the west. Designed by WRT and developed by Lomax Real Estate Partners and the Mount Vernon Community Development Corporation, the project will consist of several buildings ranging from three to six stories and will offer retail, a mix of rental and condominium units, green promenades, and public art.
