YIMBY Shares Detailed Plans for 12-Story Building at 4746-48 Spruce Street in Garden Court, West Philadelphia

Earlier this month, Philly YIMBY shared the news regarding plans for a 12-story, 170-unit mixed-use high-rise development proposed at 4746-48 Spruce Street in Garden Court (alternately Walnut Hill), West Philadelphia, going before the Civic Design Review. Today we venture beyond the brief overview we presented with the earlier news break to share an extensive package of plans and diagrams that were presented within the CDR submission. Designed by PZS Architects, the project will allocate 149,590 square feet for apartments, 5,700 square feet of residential amenities, around 29,000 square feet of indoor commercial space (plus a 1,500-square-foot commercial tenant terrace) and parking for around 28 cars and 76 bicycles. Although demolition permits have been issued in May, no comprehensive construction permits have yet been issued; however, the project may proceed as of right as it conforms with the zoning code and requires no variances, and has already received a preliminary review and approval.

YIMBY Shares Extensive Project Details for 61-Unit Building Proposed at 3618-32 Haverford Avenue in Mantua, West Philadelphia

Earlier this month, Philly YIMBY shared several renderings for a four-story, 61-unit mixed-use development planned at 3618-32 Haverford Avenue in MantuaWest Philadelphia. Designed by Harman Deutsch Ohler Architecture (HDO Architecture) and developed by The HOW Group, the building will rise 45 feet tall, span 60,280 square feet, and offer ground-floor commercial space, two elevators, tenant storage, parking for 22 bicycles, outdoor landscaped space for residents, a roof deck, and a green roof. A recent site visit by Philly YIMBY has discovered that construction work has made significant progress at Station Square, a five-story, 49-unit mixed-use development taking shape at 308 West Chelten Avenue in Germantown, Northwest Philadelphia. The project, also known under its full address of 308-16 West Chelten Avenue, is designed by Coscia Moos Architecture and developed by R+M Development Partners and Zatos Investments, with Tester Construction Group as the contractor. The development will span 42,459 square feet and feature a roof deck and full sprinkling. Permits list a construction cost of $6.5 million.

A recent site visit by Philly YIMBY has confirmed that construction work is complete at a three-story, five-unit rental apartment building at 342 West Queen Lane in Germantown, Northwest Philadelphia. The development is located on the southeast side of the block between Pulaski Avenue and Morris Street, within a four-minute walk of the Queen Lane regional rail station. Designed by MC Architectural, the project spans 5,793 square feet and features a 1,058-square-foot ground-level retail space and full sprinkling. Permits list David Elmaliah as the contractor and a construction cost of $200,000.
