Construction timelines have been released for three skyscrapers that are a part of the Schuylkill Yards mega development in University City. The three buildings will range from 185 to 512 feet and from 14 to 34 floors.
Permits have been issued for the renovation and one floor addition at 1914-20 South 7th Street between Hoffman and Dudley streets in the Wharton neighborhood in South Philadelphia. Plans call to renovate the interior of the structure with a commercial space on the first floor and 10 residential units above. With the addition of 4th floor, the building will position itself to be the tallest in the block. When completed, the building will have 11,658 square feet of space. Construction costs for the project are estimated at $1 million.
Permits have been filed for the construction of a four-story apartment building at 2051-77 Ridge Avenue in the Cecil B. Moore neighborhood of North Philadelphia. Alternately addressed as 2051-2077 Ridge Avenue, the filing calls for a total of 33,830 square feet of floor space, with ground-floor commercial space and 27 residential units above. Permits list Philadelphia Housing Authority as the owner and Ernest Bock & Sons INC as the contractor for the project.
Delaware Avenue is a major thoroughfare running along the eponymous Delaware River (though certain sections feature different names). Large stretches of the street are either industrial, either presently or formerly, or largely suburban, with massive shopping centers and parking lots, though the city has long planned to transform it into a dense urban corridor. Now, these dreams appear on the verge of becoming a reality, with a large number of proposals planned for the avenue. Construction has yet to break ground on Mural West, a 363-foot-tall mixed-use building at 523 North Broad Street on the border of the Poplar and Callowhill neighborhoods of North Philadelphia. Designed by Atkin Olshin Schade Architects and developed by Eric Blumenfeld, the 32-story building will add some verticality to the area around North Broad Street north of the Vine Street Expressway, which has seen minimal skyline development since the dome-topped Inquirer Building was completed in 1924. The project will include a mix of retail space, offices, and residential area.
