Permits Issued for Five-Story, 40-Unit Building at 4415 Chestnut Street in Spruce Hill, West Philadelphia

Permits have been issued for the construction of a five-story, 40-unit mixed-use building at 4415 Chestnut Street in Spruce Hill, West Philadelphia. Designed by Wulff Architects and developed by Orens Brothers Real Estate, the building will include retail space as well as features such as elevator service, a green roof, full sprinkling, and 14 bicycle spaces. Permits list Orens Development Inc. as the owner and Orens Brothers Inc. as the general contractor. Construction is expected to cost $5.5 million. The structure will be a part of a two-building complex that extends through the block to Ludlow Street to the north, which will total 70 units. Construction is already underway on the 30-unit Ludlow Street building.

The Philadelphia skyline has long provided an iconic image for the city and the state, with high-rise buildings dating back to the late 19th century, the most iconic being the City Hall, which topped out in 1894 as the tallest habitable building in the world, a title it held until 1908. Each era of skyscraper construction has made a significant impact on the skyline, with prominent types of skyscrapers defining each time period. The city has recently seen a skyscraper construction boom, which began around 2017, with many high-rises completed and under construction since that time. Philadelphia YIMBY looks at some of the most impactful structures that the city has received during this period.

Permits Issued for 128-Unit Building at 175 West Oxford Street in Olde Kensington

Permits have been issued for the construction of a new mixed use development at 175 West Oxford Street in the neighborhood of Olde Kensington. Upon completion, the new building will stand six floors tall, with multiple commercial spaces set to occupy a large portion of the building. Additionally, 128 residential units will be included in the development, and it will also feature a green roof. An accessory parking garage will serve residents and attract more interest to the development. In total, the structure will hold 109,561 square feet of space and cost an estimated $11 million to build.

Construction Progresses on the 281-Unit Next LVL in University City, West Philadelphia

Construction is progressing quickly on Next LVL, a mixed-use development at 4223 Chestnut Street in University City, West Philadelphia. Designed by JKRP Architects and developed by the Alterra Property Group, the roughly 250,000-square-foot building stands seven stories tall and is built with modular construction. The project will hold 281 residential units and eight thousand square feet of retail.

Permits Issued for Five-Unit Mixed-Use Building at 342 West Queen Lane in Germantown, Northwest Philadelphia

A permit has been issued for the construction of a three-story mixed-use building at 342 West Queen Lane in Germantown, Northwest Philadelphia. The structure will contain 5,793 square feet of floor space, which will be divided between a 1,058-square-foot ground-level commercial space and five residential units, which will average 947 square feet apiece. Permits list OE & DE LLC as the owner, Michael D. Cole, AIA as the designer, and David Elmaliah as the contractor. Construction costs are estimated at $200,000.

Permits Issued for Three-Unit Building at 725 North 39th Street in Mantua, West Philadelphia

Permits have been issued for the construction of a three-story, three-unit building at 725 North 39th Street in Mantua, West Philadelphia. The building will replace a vacant lot on the east side of the block between Olive Street and Aspen Street. The structure is planned by the same development team as the one that proposed the project at 727 North 39th Street immediately to the north, which YIMBY wrote about a few days ago. The two proposals share many similarities, and the latest one will also span a footprint of 984 square feet and will include a cellar and full sprinkling. Just like the prior development, the project lists 727 N 39th Street LLC as the owner, Maher Abdelaal as the design professional, and Kumas Homes LLC as the contractor, and construction costs are also listed at $280,000.

YIMBY Presents Exclusive Concept Massings for 2300-24 Market Street in Center City West

Today Philadelphia YIMBY presents exclusive new massings for the recently revealed residential building at 2300-24 Market Street in Center City West. Designed by Tantillo Architecture and developed by Lubert-Adler, the project, which was revealed over a week ago, will add extra floors to a number of existing structures, further boosting the skyline in an area where a number of projects were revealed over the course of the past year. In total, the building will stand 202 feet tall, or 187 feet tall to the roof, and count 14 stories, including those in the existing buildings. According to the Civic Design Review filing, the structure wills pan 213,268 square feet and will house 222 residential units.

Renderings Revealed for Comly Commons at 1825 East Boston Street in East Kensington

Renderings have been revealed for Comly Commons, a six-story mixed-use building at 1825 East Boston Street in East Kensington. The development will consist of an overbuild (a vertical extension) above existing structures, as well as a new addition. Designed by SgRA Architecture, the structure will contain 139 residential units, 28 of which will be classified as affordable, as well as industrial and maker space. Amenities in the building will include a community garden, a roof deck, and a dog run.

Renderings Revealed for The Cecil at 1641-45 North 2nd Street in Olde Kensington

Renderings have been revealed for 1641-45 North 2nd Street in Olde Kensington. Designed by Cannon Design and developed by R+M Development Partners and BKP Development Group, the project will stand five stories upon completion, with a commercial space set to occupy the ground floor. 20 residential units are planned above. Accessory parking for residents is set to be included.

Renderings have been revealed for a large development at 1640-48 North Hancock Street in Olde Kensington. Designed by HDO Architecture, The building will stand five stories tall with commercial space on the ground floor and 110 residential units. 36 parking spaces will be included in the development, with three set to be for electric vehicles and two more to be accessible. Additionally, the building will also include 64 bike spaces.
