185-Unit Mixed-Use Development Revealed at 4401 Ridge Avenue in East Falls, Northwest Philadelphia

A massive mixed-use development has been unveiled at 4401 Ridge Avenue in East Falls, Northwest Philadelphia. Designed by Oombra Architects and developed by Atapco Properties, the development will hold 178,837 square feet of space and will offer 185 residential units, with 34 planned studios, 117 one-bedrooms units, and 34 two-bedroom units. Additionally, 4,760 square feet of commercial space will be located on the ground floor on Ridge Avenue. Here, a “commercial patio” will also be located, offering 2,200 square feet of outdoor space. More outdoor area will be provided on the 8,100-square-foot roof deck, which will come with a 3,400-square-foot green roof. The project will also provide 189 parking spaces as well as 62 bike spaces.

Permits Issued for Station Square at 308-10 West Chelten Avenue in Germantown, Northwest Philadelphia

Permits have been issued for Station Square at 308-10 West Chelten Avenue in Germantown, Northwest Philadelphia. Designed by Coscia Moos Architecture, the development will hold 49 residential units. YIMBY recently shared news the project when renderings for the development were revealed. Permits offer new information, such as the fact that accessory parking will be included in the development. The building will hold a total of 42,459 square feet of space and will cost $6.5 million to build.

222-Unit Tower Revealed at 2300-24 Market Street in Center City West

A 14-story high-rise has been unveiled at 2300-24 Market Street in Center City West. A new tower will rise as a vertical extension atop multiple preexisting structures, which will have their façades preserved. Designed by Tantillo Architecture and developed by Lubert-Adler, the project will add 200 new residential units in the overbuild to the 22 units in the existing buildings. A total of 173,218 square feet of residential space will take up the majority of the structure, as well as 39,855 square feet of office space and 12,048 square feet of space reserved for a future retail or restaurant tenant. The tower will stand around 187 feet tall to the roof, as shown on its Civic Design Review submission. Eight on-site parking spaces and 52 off-site parking spaces will also be included in the project.

Construction Progresses at Innovator Village in Graduate Hospital, South Philadelphia

Construction is making rapid progress at Innovator Village at 2401 Washington Avenue in Graduate Hospital, South Philadelphia. Upon completion, the development will hold 90 residential units, a mixture of townhomes, duplexes, quadplexes and apartments in a 56-unit mixed-use structure. When YIMBY reported on the development in December, groundbreaking was underway and the project began construction at its prominent location on Washington Avenue.

Work Nearing Completion on The Hamilton in Franklintown, North Philadelphia

Construction work is nearing completion on The Hamilton at 1500 Hamilton Street in Franklintown, North Philadelphia. Designed by MY Architecture and developed by the Community College of Philadelphia and the Radnor Property Group, the 599-unit project consists of two phases. The first is a 10-story, 147-foot-tall building that has been complete for some time now. Over the summer work began on the second phase, which consists of a 16-story, 197-foot-tall tower, which YIMBY confirmed as topped-out in January.

The 736-foot-tall, 49-story FMC Tower at 2929 Walnut Street has stood as one of the tallest towers in Philadelphia since its completion in 2017, with a sharp design that elevates the University City skyline to new heights once seen as barely imaginable for the area. Along with Evo and Cira Green, the tower has given West Philadelphia a dramatic profile with eye-catching good designs. The abovementioned skyscrapers have the same designer, Pelli Clarke Pelli Architects, and all feature angled cuts. Developed by Brandywine Realty Trust, FMC Tower also displays distinctive curvy façades. Nighttime lighting with a red FMC logo topping the north and south faces adds an extra distinctive touch.

Permits Issued for an 18-Unit Structure at 1731 Washington Avenue in Graduate Hospital, South Philadelphia

Permits have been issued for the construction of a four-story, 18-unit residential structure at 1731 Washington Avenue in Graduate Hospital, South Philadelphia. The building will will also include 24 parking spaces, 20 of which are set to be mechanical, a retail space set to be occupied by a restaurant, and a roof deck that will offer sweeping views of the Philadelphia skyline. The development will hold 36,336 square feet of space and cost an estimated $3,633,600 to build.

North Liberty Triangle Takes Shape in Northern Liberties, North Philadelphia

Construction is moving along North Liberty Triangle at 1102-48 North 2nd Street, yet another residential development in progress in Northern Liberties, North Philadelphia. Developed by Streamline Development, the six-story structure will feature 84 residential units for the residential space as well as retail, a gym, and underground parking for future residents.

Construction Progresses at a 54-Unit Structure at 701 South Broad Street in Hawthorne, South Philadelphia

Construction is progressing rapidly at the seven-story building at 701 South Broad Street in Hawthorne, South Philadelphia. A total of 50 residential units will be situated on the floors above, as well as four “hotel rooms,” which will likely be short-term apartment rental units. The building will include a retail space on the ground floor. YIMBY first discussed the development last November, sharing the project’s rendering. Since then, significant progress has been observed at the site.
