Construction progress continues at The Maven, a 28-unit mixed-use development located at 1533 Ridge Avenue in Francisville, North Philadelphia. Designed by CANNOdesign and developed by Khosla Properties, the building already stands at its final height of five stories. Upon completion, the 23,665-square-foot project will offer commercial space on the ground floor and residences consisting of studios, one-bedroom, and two-bedroom apartments. Tester Construction is the development’s general contractor. Construction costs are estimated at $3.9 million.

Permits have been issued for the construction of a 12-unit mixed-use building at 2215 North 7th Street in North Philadelphia East. Upon completion, the new building will rise four stories tall and will feature 15,649 square feet of space, which includes commercial space on the ground floor. James Clancy is the design professional listed, with Liberty Star Management INC the listed contractor. Construction costs are estimated at $2.1 million.

Renderings revealed for 1148 Frankford Avenue in Fishtown

Renderings have been revealed for a 60-unit mixed-use development at 1148 Frankford Avenue in Fishtown. The development will entail the renovation of a historic bank building, as well as a new five-story structure on the remainder of the site. A 2,600-square-foot commercial space will be located on the ground floor, while the upper floors will hold 12 studios, 32 one-bedroom apartments, and 16 two-bedrooms. The complex will feature spaces for 20 cars and 20 bicycles. A roof deck and green roof will be located atop the building, with an additional 450-square-foot deck situated on the second floor.

Permits Issued for 42-Unit Building at 841-51 South 2nd Street in Queen Village, South Philadelphia

Permits have been issued for the construction of a four-story, 42-unit mixed-use building at 841-51 South 2nd Street in Queen Village, South Philadelphia. The development will span an entire city block, replacing a small suburban-style strip mall, and will feature commercial space, full sprinkling, and a roof deck. The will almost certainly offer dramatic skyline views due to the building’s future prominence above the neighborhood. The project’s total area is planned at 54,313 square feet. Permits list Beck Street LLC as the owner, Brett Harman of Harman Deutsch Ohler Architecture as the designer, and Indian Harbour Asset Management LLC as the contractor. Construction costs are listed at $6.79 million.

Renderings Revealed for 2204-14 East Allegheny Avenue in Port Richmond, Kensington

Renderings have been revealed for a 189-unit mixed-use development planned at 2204-14 East Allegheny Avenue in Port Richmond, Kensington. The bulk of the project will be situated within a new six-story mid-rise building, which will hold 189 residential units across 146,032 square feet of space. A 17,710-square-foot commercial space will be situated on the ground floor along Allegheny Avenue. A group of 70 townhomes will comprise the rest of the block, rising three to four stories tall. Designed by VBC Studio, the complex will include 87 parking spaces, four being ADA compliant, with an additional 69 set aside for the townhomes, with three being ADA compliant.

Urban development is a delicate balancing act, and sometimes we must say goodbye to cherished local destinations in order to make way for a plan that is ultimately more beneficial to the community and to the city at large. One of such trade-offs is slated to occur at 7619 Germantown Avenue in Mount Airy, Northwest Philadelphia, where the Trolley Car Diner is set to meet the wrecking ball, to be replaced by a six-story, mixed-use residential development designed by Morrissey Design. Although the charming chrome, neon, mural, and freestanding trolley of the diner will be missed, the proposal at hand makes for more effective use of the site, bringing significant residential density within a two0-block walk of the Mount Airy Station of the SEPTA Regional Rail and replacing the auto-centric restaurant with pedestrian-friendly retail.

Another day, another new building is set to rise Front Street. Permits have been issued for the construction of a 35-unit multi-family dwelling at 2043-51 North Front Street in Fishtown. Designed by CANNOdesign, the building will rise six stories tall and will feature commercial space on the ground floor and 35 bicycle spaces, providing a 1:1 ratio of bike spaces to units that will help encourage green forms of transportation. Tester Construction is listed as the contractor.

Upon completion, the building will feature a basement, commercial space on the ground floor, and ten residential units. In total, the building will hold 11,389 square feet of space. Construction is making steady progress at The Hive Residences, a 256-unit multi-family development underway at 107 North 7th Street in Allentown, PA. Designed by BERNARDON and developed by City Center Allentown, the complex will consist of two new buildings, each standing four stories tall, with retail space on the ground floor and live-work arrangements in select units.

Construction Advances at Broad Street Flats at 701 South Broad Street in Hawthorne, South Philadelphia

Construction has made significant headway at the Broad Street Flats at 701 South Broad Street in Hawthorne, South Philadelphia since YIMBY’s last visit to the site in April of 2021. Five floors are currently being framed, with two more still on the way. Developed by Hightop Development, the structure will house 54 residential units and with retail space on the ground floor.
