Permits Issued for a 220-Unit Extension at Garden Court Plaza at 4701-29 Pine Street in Garden Court, West Philadelphia

Permits have been issued for the construction of a seven-story, 220-unit mixed-use project at 4701-29 Pine Street in Garden Court (alternately Walnut Hill), West Philadelphia. The development, covered in detail in an August article, will consist of a six-story extension above an existing single-floor garage structure, and serve as an expansion to the Garden Court Plaza, a 13-story prewar apartment tower at 4701 Pine Street. Designed by BLT Architects, the project will hold a total of 198,569 square feet of space (not counting the prewar tower), of which 181,119 square feet will come from the newly built floors. The ground floor will hold commercial space and 66 parking spaces. A roof deck will be situated on the second floor. Construction costs are estimated at $35 million.

Looking at the Waldorf Astoria Hotel & Residences Once Proposed at 1441 Chestnut Street in Center City

Today’s entry in Philly YIMBY’s ongoing “unbuilt” series is the Waldorf Astoria Hotel & Residences Philadelphia, proposed at 1441 Chestnut Street in Center City, where the W/Element Hotel is now nearing completion. The 567-foot-tall, 59-story tower would have occupied the south side of the site of the former One Meridian Plaza, a 492-foot-tall office skyscraper damaged by a lethal fire in 1991 and demolished in 1999 (yesterday YIMBY covered a supertall structure proposed earlier at the site). Like the W/Element Hotel, the Waldorf Astoria iteration was also designed by Cope-Linder Architects, though the developers at the time were Mariner Commercial Properties, Inc. and Gatehouse Capital Corporation. The tower would have featured 181 hotel rooms and 126 residences.

Façade work is wrapping up at Wharton Flats, a four-story mixed-use project under construction at 1283 South 9th Street in Passyunk SquareSouth Philadelphia. Developed by Hightop Real Estate and Development, the project consists of 21 apartments, three townhomes, and a 5,400-square-foot commercial space. The building gained approval in June 2018, and construction began shortly after. The building stands across the street from Pat’s King of Steaks and down the block from Geno’s Steaks, two of Philadelphia’s most iconic cheesesteak restaurants.

Construction has topped out at the six-story, 463-unit development in progress at 3700 Lancaster Avenue in University CityWest Philadelphia. The project will offer ample retail space on the ground floor as well as 157 parking spaces for residents. The building is the northernmost component of the massive uCity Square development, and sits at a prominent location at the junction of Lancaster and Powelton avenues. A pedestrian promenade will run along the building rear.
