Permits have been issued for a four-story, three-unit mixed-use building at 261 South 60th Street in Cobbs Creek, West Philadelphia. The development will replace a two-story prewar building situated on the east side of the block between Irving Street and Manning Street. The retail space at the ground floor will contribute to the commercial corridor along the street, and three residential units will be located above. The structure will rise from a 900-square-foot footprint and will contain 4,472 square feet of interior space. Permits list Raphael Realty LLC as the owner, JOs. Serratore & Co. Architect Inc. as the designer, and Meir Badush of Northeast Renovations LLC as the contractor. Construction costs are listed at $630,000.

Construction Progresses at West & Main, a SORA West Hotel in Conshohocken, PA

Framework is rising rapidly on West & Main, the hotel portion of the larger SORA West development in downtown Conshohocken, PA. Developed by Keystone Property Group, the hotel was initially planned to house 165 rooms, but has since been downsized to 127 rooms, which will still provide a meaningful boost for the town. The hotel is part of the Hilton Tapestry Collection and will hold 3,422 square feet of conference space, a 1,080-square-foot lobby, and a 1,363-square-foot dining facility that will be situated at the second floor of the neighboring historic firehouse.

As construction work gets underway, a rendering has been revealed for a 50-unit residential development situated at 342 West Girard Avenue in Northern Liberties, North Philadelphia. Designed by Hightop Real Estate And Development, the building will rise six stories tall and will feature retail space at the ground level. Resident amenity space will include a fitness center.

Construction is progressing at 2301 Grays Ferry Avenue, a six-unit multi-family development rising in Graduate Hospital, South Philadelphia. The project consist of a three-story vertical extension to an existing single-story structure. A restaurant will be located on the ground floor, with residential units above. In total, the building will hold 8,475 square feet of space. Construction costs are estimated at $1 million.

Renderings Revealed for 1100 Wharton Street in Passyunk Square, South Philadelphia

Renderings have been revealed for a large mixed-use development located at 1100 Wharton Street in Passyunk Square, South Philadelphia. Designed by JKRP Architects and developed by the Alterra Property Group, the complex includes several buildings. The largest will be a new mixed-use structure totaling 162,335 square feet of space, with a 4,000-square-foot roof deck. Residential amenity space and a commercial unit will be located on the ground floor, with 155 residential units on the upper floors. Other existing buildings in the block are a 71,360-square-foot mixed-use building with 45 residential units, a 18,616-square-foot police station, and a 51,010-square-foot office building. A new fire station is also planned to be built as part of the development. In total, 239 parking spaces will be offered for occupants of the block, with 62 in the basement level of the mixed-use building, 94 surface spaces in the center of the block, and 83 off-site spaces.

Permits Issued for 127-Unit Building at 1901-19 East York Street in East Kensington

Permits have been issued for the construction of a 127-unit multi-family development at 1901-19 East York Street in East Kensington. Designed by LRK, the building will rise 72 feet and six stories tall. Artist studios and artisan industries will be located at the ground floor. In total, the building will hold 115,293 square feet of space. The project will include 28 parking spaces, with two set for electric vans, two accessible spaces, and one regular van space. Additionally, the building will also include 46 bike spaces. A green roof and roof deck will be located at the top of the structure. Construction costs are estimated at $20.4 million.

Permits Issued for 12-Unit Building at 3911-19 North 5th Street in Hunting Park, North Philadelphia

Permits have been issued for a mixed-use renovation of an existing building at 3911-19 North 5th Street in Hunting Park, North Philadelphia. Two commercial space will be located on the ground floor, with 12 residential units located above. The development will include an addition at the rear of the third floor, which will add extra residential space. Currently, the building houses 18,066 square feet of space, which will be expanded to 19,011 square feet upon completion. Construction costs are estimated at $400,000.

Crane Removed From Arthaus At 311 South Broad Street In Washington Square West, Center City

The large crane that was attached to the south side of Arthaus at 311 South Broad Street in Center City has been removed from the structure. Designed by Kohn Pedersen Fox and developed by Dranoff Properties, the 47-story tower stands 542 feet high and will have 108 condominium units, with leasing already underway. The tower has grown into the skyline over the past year and is looking close to completion.

Foundation work is making progress at Bloc24, an eight-unit building under construction at 613 South 24th Street in Graduate Hospital, South Philadelphia. Designed by Moto Designshop, the building will stand five stories tall and will house a fresh food market on the ground floor. The residential units will all be market-rate.

Designed by Gnome Architects (with the original design done by Bright Common), the building will rise five stories tall and include a commercial space on the ground floor. In total, 19,830 square feet of space will be located within the structure, with construction costs estimated at $2,328,307.
