A zoning permit has been issued for the construction of a four-story, 67-unit residential building at 6327 Musgrave Street in Germantown, Northwest Philadelphia. The property is situated on the northeast side of the block between East Washington Lane and East Duval Street. Designed by KJO Architecture, the building will span 56,140 square feet and will feature elevator service, a partial basement, a courtyard, balconies, parking for 24 bicycles, and a green roof.

YIMBY Shares Detailed Plans for 12-Story Building at 4746-48 Spruce Street in Garden Court, West Philadelphia

Earlier this month, Philly YIMBY shared the news regarding plans for a 12-story, 170-unit mixed-use high-rise development proposed at 4746-48 Spruce Street in Garden Court (alternately Walnut Hill), West Philadelphia, going before the Civic Design Review. Today we venture beyond the brief overview we presented with the earlier news break to share an extensive package of plans and diagrams that were presented within the CDR submission. Designed by PZS Architects, the project will allocate 149,590 square feet for apartments, 5,700 square feet of residential amenities, around 29,000 square feet of indoor commercial space (plus a 1,500-square-foot commercial tenant terrace) and parking for around 28 cars and 76 bicycles. Although demolition permits have been issued in May, no comprehensive construction permits have yet been issued; however, the project may proceed as of right as it conforms with the zoning code and requires no variances, and has already received a preliminary review and approval.

YIMBY Shares Extensive Project Details for 61-Unit Building Proposed at 3618-32 Haverford Avenue in Mantua, West Philadelphia

Earlier this month, Philly YIMBY shared several renderings for a four-story, 61-unit mixed-use development planned at 3618-32 Haverford Avenue in Mantua, West Philadelphia. Designed by Harman Deutsch Ohler Architecture (HDO Architecture) and developed by The HOW Group, the building will rise 45 feet tall, span 60,280 square feet, and offer ground-floor commercial space, two elevators, tenant storage, parking for 22 bicycles, outdoor landscaped space for residents, a roof deck, and a green roof. Today we share an extensive collection of renderings, plans, and diagrams for the proposed building as seen in its Civic Design Review submission.

YIMBY Looks at Rental Apartments at The Terrace on 18th in Logan Square, Center City

Earlier this year, YIMBY shared exterior photos of The Terrace on 18th, an adaptive reuse/residential conversion project for a 267-foot-tall, 27-story high-rise at 1776 Benjamin Franklin Parkway in Logan Square, Center City. Designed by the architecture firm of Stonorov & Haws and completed in 1964 as the Plaza Apartments, the cylindrical Brutalist tower later served as a hotel known as Embassy Suites Philadelphia Center. Over the course of the past year, developer Pearl Properties had once again thoroughly overhauled the structure, this time converting it to 288 rental apartments. Today YIMBY looks at the unique, wedge-shaped unit layouts that resulted from the building’s unusual form.

YIMBY Shares an In-Depth Overview of 73-Unit Development Planned at 2201 East Tioga Street in Port Richmond, Kensington

Earlier this month, Philadelphia YIMBY shared a selection of renderings for a four-story, 73-unit residential development proposed at 2201 East Tioga Street in Port Richmond, Kensington. Designed by Designblendz Architecture, the project will offer 62,825 square feet of residential space, as well as parking for 62 cars. Today we share an extended package of renderings, plans, and diagrams for the project, as seen in its Civic Design Review submission.

A recent site visit by Philly YIMBY has discovered that construction work has made significant progress at Station Square, a five-story, 49-unit mixed-use development taking shape at 308 West Chelten Avenue in Germantown, Northwest Philadelphia. The project, also known under its full address of 308-16 West Chelten Avenue, is designed by Coscia Moos Architecture and developed by R+M Development Partners and Zatos Investments, with Tester Construction Group as the contractor. The development will span 42,459 square feet and feature a roof deck and full sprinkling. Permits list a construction cost of $6.5 million.

Construction Complete at 342 West Queen Lane in Germantown, Northwest Philadelphia

A recent site visit by Philly YIMBY has confirmed that construction work is complete at a three-story, five-unit rental apartment building at 342 West Queen Lane in Germantown, Northwest Philadelphia. The development is located on the southeast side of the block between Pulaski Avenue and Morris Street, within a four-minute walk of the Queen Lane regional rail station. Designed by MC Architectural, the project spans 5,793 square feet and features a 1,058-square-foot ground-level retail space and full sprinkling. Permits list David Elmaliah as the contractor and a construction cost of $200,000.

A recent site visit by Philly YIMBY has revealed significant construction progress at Chelten Terminal, a four-story, 49-unit mixed-use development at 234 West Chelten Avenue in Germantown, Northwest Philadelphia. Designed by Ambit Architecture and developed by the Argo Property Group, the building will span 37,992 square feet and will feature ground-floor commercial space, a roof deck, and full sprinkling, as well as outdoor parking for 18 cars. Permits list Tester Construction Group as the contractor and a construction cost of $6.1 million.

A recent site visit by Philly YIMBY has revealed that construction has not yet started at a five-story 37-unit mixed-use building at 225 West Rittenhouse Street in Germantown, Northwest Philadelphia, although permits have been issued last December. The structure will span around 40,000 square feet and will feature commercial space, parking, and full sprinkling. Permits list Designblendz as the designer and TDAK Development & Construction LLC as the contractor. Construction costs are specified at $4.3 million.

YIMBY Looks at Project Details for 63-Unit Building Planned at 26 South 42nd Street in Spruce Hill, West Philadelphia

Last December, YIMBY reported that permits were issued for the construction of a seven-story, 63-unit mixed-use development at 26 South 42nd Street in Spruce Hill, West Philadelphia. The project will rise on the on the northwest corner of Chestnut and South 42nd streets, on the western periphery of University City. Designed by Coscia Moos Architecture, the structure will span 56,664 square feet and will include 4,828 square feet of retail. The building will provide parking for 42 bicycles well above the 22-space requirement, and nine off-site car parking spaces in a garage across the street at 4141-47 Chestnut Street. Permits list IMC Construction as the contractor and a construction cost of $6.8 million. Today we share plans, elevations, and technical details for the project that were not available in our previous publication.
