A recent site visit by Philadelphia YIMBY revealed that residential conversion work appears to be complete at The Terrace on 18th at 1776 Benjamin Franklin Parkway in Logan Square, Center City. The 267-foot-tall, 27-story high-rise was built in 1964 and previously known as Embassy Suites Philadelphia Center City. The development was gradually overhauled over the course of the past year from hotel into a 288-unit rental apartment building, and upon our site visit the development appeared as complete, with no visible of signs of construction remaining. The Pearl Properties website indicates that the building is currently available for lease.

Construction work is making significant headway on The Cecil, a mixed-use development under construction at 1641-45 North 2nd Street in Olde Kensington, North Philadelphia. Designed by CANNOdesign and developed by R+M Development Partners and BKP Development Group, the building will rise five stories tall, with commercial space on the ground floor and 20 residential units above. Parking for building residents will also be included.

Exterior work is nearing completion at 1805 North Howard Street, a six-story, 45-unit multi-family building under construction in Fishtown, Kensington. Permits list a project area of 36,802 square feet, Bottos Construction Inc. as the contractor, and a construction cost of $8 million. The project is part of 1BRKS, a new development that will bring well over 100 residential units and ample commercial space, and is poised to become a local destination.

Demolition Progresses at 1700-30 North Howard Street in Olde Kensington

Demolition work is making steady headway at 1700-30 North Howard Street in Olde Kensington. Designed by Coscia Moos Architecture, the newly renovated and expanded building will rise six stories, with an attractive commercial space on the ground floor in the existing industrial structure. The development will hold 103 residential units and parking for 35 cars and 50 bicycles. In total, the structure will hold 90,405 square feet of space. Construction work will cost an estimated $13.8 million.

The 2nd place on Philadelphia YIMBY’s December Countdown December 2021 Development Countdown goes to The Laurel Rittenhouse at 1911 Walnut Street in Rittenhouse Square, Center City. Designed by Solomon Cordwell Buenz and developed by the Southern Land Company, with the Harman Group as the structural engineer and the Hunter Roberts Construction Group as the contractor, the building now stands 599 feet and 48 stories tall, making it the ninth-tallest skyscraper in Philadelphia and the tallest residential building in Center City. The all-residential building will offer 185 rental units and 64 luxury condominiums.

Permits have been issued for a mixed-use renovation and addition to an existing building at 7208-10 Germantown Avenue in Mount Airy, Northwest Philadelphia. Designed by Bright Common Architecture & Design, the project will see the existing three-story building receive a two-story overbuild, as well as an adjacent five-story addition at the rear. The renovated development will span 21,423 square feet of interior space and feature commercial space on the ground floor facing Germantown Avenue, as well as 19 rental apartments situated above. The development will include parking for seven bicycles. Construction costs are listed at $2.1 million.

Permits have been issued for the construction of a seven-story, 195-unit mixed-use building at 933 North Penn Street in Northern Liberties, North Philadelphia, on the Delaware River waterfront. Designed by HDO Architecture, the structure will hold 182,269 square feet of interior space, most of which will be allocated to rental apartments. A garage will provide parking for residents. Roof decks will be accessible through pilot houses. A green roof will also be included at the top of the structure.

Permits have been issued for the construction of a seven-story, 176-unit mixed-use building at 3417 West Indiana Avenue in Allegheny West, North Philadelphia. Designed by M Architects, the building will span 150,000 square feet of interior space and feature multiple commercial spaces on the ground floor and 74 parking spaces, with 18 to be used as compact spaces, four set to be accessible, and four more for electric vehicles. Parking for 64 bicycles will also be included. A green roof will be located atop the structure. Permits list Indiana Heights LLC and Plymouth Square Associates as the owners and ANC Builders Inc. as the contractor. Construction costs are estimated at $25 million.

Permits have been issued for a massive mixed-use development at 1223-45 Washington Avenue in Hawthorne, South Philadelphia. Designed by BKV Group, the high-rise building will stand 12 stories tall and span 372,721 square feet of interior space. The development will offer 375 residential units as well as commercial space on the ground floor along Washington Avenue as well as a parking garage. Construction costs are listed at $62 million.

Permits have been issued for the construction of The Royale, a 77-unit multi-family building proposed at 6910 Ridge Avenue in Roxborough, Northwest Philadelphia. The building will rise four stories tall, and will offer parking and a roof deck and green roof will be situated atop the building. Designed by M Architects and developed by Stamm Development Group, with Tester Construction as the contractor, the structure will contain 70,996 square feet of space. Construction costs are estimated at $14 million.
