Site Prep Continues For Multi-Family Building at The Promenade at Granite Run in Middletown Township

Site prep work is making progress at the site of a large multi-family building planned at the edge of The Promenade At Granite Run, a mixed-use redevelopment at the site of the former Granite Run Mall in Lima in Middletown Township, PA. No specific renderings or plans have been released for the building, although the structure’s stats have been mentioned in brochures for the shopping center, listing 208 apartments to be added to the property, all set to be apartments. Developed by BET Investments, the structure will include “state-of-the-art virtual fitness clubs, a lavish pool an numerous socially engaging amenities.”

Topping-Out Approaches at 214 Vine Street in Old City

Since YIMBY aired an update on the project one month ago, much progress has been made at 214 Vine Street in the Old City section of Center City. Designed by Moto Designshop, the new building is expected to rise six stories tall and hold 29 apartments. The building will contain 26,550 square feet of space.

Construction Rises Above Ground at 139 North 23rd Street in Logan Square, Center City

Construction work is making steady progress at 139 North 23rd Street, a large multi-family development in Logan Square, Center City. Designed by Solomon Cordwell Buenz and developed by PMC Property Group, the building will rise four stories tall and hold 115 apartments. Green roof and mixed-income bonuses allowed the project to reach its full density, which total 122,576 square feet. A below-grade garage will bring space for 42 vehicles. In total, permits estimate construction to cost $35 million.

Permits Issued For 3314 Fairmount Avenue In Mantua, West Philadelphia

Permits have been issued for the construction of a mixed-use development at 3314 Fairmount Avenue in Mantua, West Philadelphia. Designed by KCA Design Associates, the new building will stand six stories tall, with multiple commercial spaces on the ground floor. The remainder of the building will hold 90 residential units, all apartments. There will also be 16 parking spaces included within the structure. In total, there will be 82,764 square feet of space, and construction costs are estimated at $12 million.

YIMBY Shares Rental Unit Layouts at Riverwalk at 60 North 23rd Street in Center City West

In a recent publication, Philadelphia YIMBY shared an overview of Riverwalk, also known as Riverwalk Philly, a mixed-use development at 60 North 23rd Street in Center City West (alternately Logan Square). Designed by Gensler and developed and built by the PMC Property Group, the project consists of two towers that will hold a total of 711 rental units. The 315-foot-tall, 28-story, 331-unit Riverwalk North is already open for residents, while the slightly larger, 362-foot-tall, 32-story, 380-unit Riverwalk South is still under construction. Excavation Underway at 36-38 South 2nd Street in Old City

Construction is beginning to make progress at 36-38 South 2nd Street, site of a future mixed-use development in the Old City section of Center City. Designed by CANNOdesign, the building will stand seven stories tall, an appropriate height for Old City. Commercial space will sit on the ground floor and 61 residential units will be located above. The building will hold 51,623 square feet of space and include a roof deck. Tester Construction is the contractor behind the project. Construction costs are estimated at $10.5 million.

Renderings Revealed for 150 West Berks Street in Olde Kensington

Renderings have been revealed for a large mixed-use building at 150 West Berks Street in Olde Kensington. Designed by Cecil Baker + Partners and developed by Urban Conversions, the structure will stand seven stories tall, with multiple commercial spaces on the ground floor along Berks Street. In total, the building will yield 147,938 square feet of space. The structure will feature 152 residential units, most of which will be located on the upper floors, with two units situated on the ground floor. A partially covered area on the ground level will feature 42 parking spaces.

1359 Frankford Avenue Goes Before Civic Design Review in Fishtown

A mixed-use development proposed at 1359 Frankford Avenue in Fishtown is going before the Civic Design Review. Designed by NORR, the building will rise four stories tall, with three commercial spaces on the ground floor/basement level along the Frankford Avenue side of the building. The upper floors will hold 61 apartments. There will not be any parking included with he development, though the project will include space for 21 bicycles.

1120 Frankford Avenue Goes Before Civic Design Review In Fishtown

A new mixed-use development called The Frankford, which is proposed at 1120 Frankford Avenue in Fishtown, Kensington, is going before the Civic Design Review. Designed by BLT Architects and developed by US Construction, the new building will rise five stories tall. On the ground floor, there will be 7,166 square feet of commercial space. The building will yield 150 residential units, spanning 83,372 square feet of space. There will not be any car parking included with the project, but the building will offer space for 50 bicycles.

Construction Progresses at The Standard at Philadelphia in University City, West Philadelphia

Construction work is beginning to make headway at The Standard At Philadelphia, a high-rise development underway at 119 South 31st Street in University City, West Philadelphia. Designed by Cube3, the new tower will stand 19 stories and approximately 210 feet all. The structure will hold 280 residential units, targeted towards student housing, as well as 37 parking spaces to serve these residential units. Permits list the cost of construction at $50 million.
