Construction has been completed at Ridge Pointe, a 25-unit rental residential building located at 1810 Ridge Avenue in Francisville, North Philadelphia. Built by Omega Home Builders, the building building stands five stories tall and features a 3,500-square-foot commercial space at the ground floor as well as a roof deck. YIMBY’s recent site visit looks at the finished structure.

Permits Issued for 63-Unit Development at 813 North Broad Street in Poplar, North Philadelphia

Permits have been issued for a 63-unit multi-family building at 813 North Broad Street in Poplar, North Philadelphia. Designed by Landmark Architectural Design, the structure will rise four stories tall and contain 48,879 square feet of interior space. Two access structures will provide access to a roof deck at the top of the building. The development will include 13 parking spaces, with two being ADA compliant and two reserved for car sharing, as well as space for 30 bicycles. Construction cost is estimated at $6 million.

Construction Nears Finish at The Block at SoNo at 456 North 5th Street in Northern Liberties

Construction is rapidly approaching completion at The Block At SoNo, a 49-unit mixed-use rental development at 456 North 5th Street in Northern Liberties, North Philadelphia. Designed by ISA Architects and developed by Alliance HP and Callahan Ward, the project is situated half a block south of Spring Garden Street in Southern Northern Liberties (aka SoNo, hence the building name). The four-story building will feature three commercial spaces on the ground floor, 40 apartments, nine live-work units, a shared lounge, and both shared and private roof decks. A recent site visit by Philadelphia YIMBY revealed that the structure is very close to completion, with exterior work almost entirely finished and finishing touches in progress around the development.

Activity Spotted at Site of 27-Story Rental Tower Planned at 300 North Christopher Columbus Boulevard in Northern Liberties

Philly YIMBY’s recent visit to 300 North Christopher Columbus Boulevard, the site of a planned 27-story, 360-unit rental high-rise, revealed new, if inconclusive, activity at the surface lot, although no direct signs of ongoing excavation have yet been spotted. Designed by Handel Architects and developed by The Durst Organization, the development will consist of a 316-foot-tall tower with 10,094 square feet of ground-level retail, sited next to a new public park, which is also part of the development. The project is located on the Delaware River waterfront a block to the north of the Benjamin Franklin Bridge, on the border between Northern Liberties to the north and Old City to the south.

Concrete Work Nearly Finished at The Laurel Rittenhouse in Rittenhouse Square, Center City

Concrete work has been largely completed at The Laurel Rittenhouse, a luxury residential tower under construction at 1911 Walnut Street just to the north of Rittenhouse Square Park in Rittenhouse Square, Center City. Designed by Solomon Cordwell Buenz and developed by the Southern Land Company, with the Harman Group as the structural engineer and the Hunter Roberts Construction Group as the contractor, the skyscraper rises to an impressive height of 599 feet and 48 stories (with two additional mechanical floors). The building will house 185 rental units along with 60 condominiums.

Upon completion, the new building will rise four stories tall and will feature 15,649 square feet of space, which includes commercial space on the ground floor. James Clancy is the design professional listed, with Liberty Star Management INC the listed contractor. Construction costs are estimated at $2.1 million.

Permits have been issued for the construction of a five-unit multi-family building at 1814 North 18th Street in Cecil B. Moore, North Philadelphia. Designed by Gnome Architects, the new building will rise four stories tall and will feature a roof deck. GRIT Construction will serve as the contractor. Construction costs are listed at $945,000.

Renderings revealed for 1148 Frankford Avenue in Fishtown

Renderings have been revealed for a 60-unit mixed-use development at 1148 Frankford Avenue in Fishtown. The development will entail the renovation of a historic bank building, as well as a new five-story structure on the remainder of the site. A 2,600-square-foot commercial space will be located on the ground floor, while the upper floors will hold 12 studios, 32 one-bedroom apartments, and 16 two-bedrooms. The complex will feature spaces for 20 cars and 20 bicycles. A roof deck and green roof will be located atop the building, with an additional 450-square-foot deck situated on the second floor.

Two weeks ago, Philadelphia YIMBY has announced the topping-out of The Laurel Rittenhouse at 1911 Walnut Street in Rittenhouse Square, Center City. Designed by Solomon Cordwell Buenz and developed by the Southern Land Company, with the Harman Group as the structural engineer and the Hunter Roberts Construction Group as the contractor, the building now stands 599 feet and 48 stories tall, making it the ninth-tallest skyscraper in Philadelphia and the tallest residential building in Center City. The all-residential building (the tallest of the kind on the city) will offer 185 rental units and 64 luxury condominiums. Today we share some new photos from the topping-out ceremony.
