Construction Underway at 316-20 South 11th Street in Washington Square West, Center City

A recent site visit by Philadelphia YIMBY has observed that construction is underway at a rowhouse at 316-20 South 11th Street in Washington Square WestCenter City. Although construction permits have been filed in November, our recent site visit has revealed that construction work has not yet begun on the development. According to permits, all nine buildings will be fairly similar, if not altogether identical. Each will span a 1,241-square-foot footprint and offer 4,589 square feet of space, which would make for a regal interior in any part of the city, let alone such a centrally located one. Construction Nearly Complete at 1704 Frankford Avenue in Fishtown

A recent site visit by Philadelphia YIMBY has observed that construction work is nearly complete at a three-story, nine-unit mixed-use building at 1700 Frankford Avenue in Fishtown. The structure will rise on the west side of the block between East Columbia Avenue and West Palmer Street. Designed by Ambit Architecture, the building will span 4,728 square feet and will feature ground-floor commercial space and a cellar. Permits list GRIT Construction as the contractor and indicate a construction cost of $1.1 million.

Rebuild-Slated Site Sits Fallow After Demolition of Historic Building at 107 Chestnut Street in Old City

In August 2020, Philadelphia YIMBY reported that permits were filed for the demolition of a historically designated four-story building at 107 Chestnut Street in the Old City Historic District in Center City, half a block away from Penn’s Landing. The structure was built in 1840, at a time when the neighborhood bustled with maritime commercial activity, and was one of the last remaining buildings on the street’s old mercantile row. The Philadelphia Historical Commission approved the demolition after engineering experts declared the structure unsafe yet required that the owner rebuild the historic edifice in its original form within a year. However, YIMBY’s recent site visit shows that the structure’s former site still sits cleared and paved over with no signs of new construction, perched next to its lone prewar neighbor that stands surrounded by a parking lot.

Renovation Nears Completion at 140 North 2nd Street in Old City

A recent site visit by Philadelphia YIMBY has noted that renovation work is nearing completion at a four-story prewar rowhouse at 140 North 2nd Street in Old City. The project is situated on the west side of the block between Arch Street and Quarry Street, almost directly across from historic Elfreth’s Alley. Designed by Moto Designshop, the renovated building will span 4,523 square feet and feature five transient residential units. Permits list Michael Treacy as the contractor and specify a renovation cost of $1 million.
