Philadelphia YIMBY’s recent site visit has confirmed that renovation work is complete at a four-story prewar rowhouse at 140 North 2nd Street in Old City. The project is situated on the west side of the block between Arch Street and Quarry Street, almost directly across from historic Elfreth’s Alley. Designed by Moto Designshop, the renovated building will span 4,523 square feet and feature five transient residential units. Permits list Michael Treacy as the contractor and specify a renovation cost of $1 million.

A recent site visit by Philadelphia YIMBY has noted sustained construction progress at a 20-unit townhouse complex at 1031 Germantown Avenue in Northern LibertiesLower North Philadelphia. A recent site visit by Philly YIMBY has observed that construction is well underway at a seven-story, 196-unit multi-family development at 933 North Penn Street in Northern Liberties, North Philadelphia. Designed by HDO Architecture, the building rises on the Delaware River waterfront and will feature a pedestrian promenade. The structure will span 187,636 square feet of gross floor area and will include parking for 57 cars and 66 bicycles.

Construction Stalls at 2331-33 East York Street in Olde Richmond

A recent site visit by Philadelphia YIMBY has observed that construction work appears to have stalled at a three-story, four-unit mixed-use building at 2331-33 East York Street in Olde Richmond, Kensington. The development stands on the east side of the block between Memphis Street and Cedar Street, just one lot south of the intersection of York and Memphis. Designed by Plato Marinakos, the building will hold commercial space (a restaurant, according to permits and the rendering) in the basement and on the first floor and four residential units above. The 7,400-square-foot structure will feature a roof deck, which, judging by the building’s height and lack of nearby obstructions, will offer decent views of the skyline. Permits list PASP LLC as the contractor and indicate a construction cost of $500,000.

A recent site visit by Philadelphia YIMBY has observed that construction work continues for a seven-story, 108-unit residential building at 2000-20 East Hagert Street in East Kensington. The development is bound by East Hagert Street to the east, Emerald Street to the north, and East Boston Street to the west. Designed by T + Associates Architects, the structure will span 93,832 square feet and will feature 13 artist studios, underground parking for 19 cars, and space for 37 bicycles, as well as a green roof and a roof deck. Greenzang Inc. is the project contractor.
