A recent site visit by Philly YIMBY has observed that construction work has been completed at a three-story, 30-unit residential building at 300 Christian Street in Queen Village, South Philadelphia. The development is situated on the southwest corner of Christian and South 3rd streets. Designed by Ambit Architecture, the project spans 37,038 square feet and features an elevator, a fitness center, a roof deck, and parking for 11 cars and 14 bicycles. Permits list the ://phillyyimby.com/category/Elsam-Corporation”>Elsam Corporation as the contractor and specify a construction cost of $2.825 million.

Permits have been issued for the construction of a four-story, 14-unit residential building at 3932-36 Mount Vernon Street in Mantua, West Philadelphia. The development will replace a vacant lot on the south side of the block between North 39th Street and Union Street. Designed by the Scale Design Group, the structure will span 16,749 square feet and feature a basement. Permits list Kumas Homes as the contractor.

Philadelphia YIMBY’s recent site visit has observed that construction work is complete at a seven-story, 18-unit mixed-use building at 222 North 11th Street in Chinatown, Center City. The mid-rise structure stands on the west side of the block between Race and Vine streets, half a block north of the Convention Center (thus situating the project within the Convention Center District). Designed by YCH Architect, the structure spans 17,280 square feet. Permits list Liu Construction as the contractor.

Concrete Frame Rises at 2301 John F. Kennedy Boulevard in Center City West

A recent site visit by Philadelphia YIMBY has documented the rising concrete frame at a 307-foot-tall, 23-story mixed-use high-rise underway at 2301 John F. Kennedy Boulevard in Center City West. Designed by Solomon Cordwell Buenz and developed by the PMC Property Group (which also serves as the contractor), the curvy tower will rise on a narrow, wedge-shaped lot sited by the Schuylkill River waterfront and will contain 334,201 square feet of interior space. The development will feature 287 residential units as well as office space and parking for 44 cars and 96 bicycles. Permits specify a construction cost of $105 million.

Proposal Site Sits Fallow at 2100 Market Street in Center City West

Philadelphia YIMBY’s recent site visit has noted no signs of construction of any kind at 21M, a 350-foot-tall mixed-use tower proposed at 2100 Market Street, a dormant avant-garde project proposed in Center City West. Originally developed by the Brandywine Realty Trust, the development has sat on the drawing boards for several years, with the latest, 350-foot-tall design crafted by Edry McHenry Architects.

Construction Not Yet Started at 725-29 South Broad Street in Hawthorne, South Philadelphia

A recent site visit by Philly YIMBY recent site visit has noted that construction work has not yet begun at a commercial renovation and vertical expansion for a three-story prewar building at 725-29 South Broad Street in Hawthorne, South Philadelphia. Since that time, however, no construction progress has been made on the structure, as Philly YIMBY’s recent site visit has shown. Designed by CANNOdesign, the structure, located on the east side of South Broad Street on the block between Bainbridge and Fitzwater streets, will rise five stories. Permits list Santech Construction Corp. as the contractor and a construction cost of $3.8 million.

Construction Still Pending at 1826 Chestnut Street in Rittenhouse Square, Center City

Philadelphia YIMBY’s recent site visit has noted that construction work has not yet begun at the site of a 42-story-story high-rise proposed at 1826 Chestnut Street in Rittenhouse Square, Center City. Ostensibly developed by Goodman Properties. The development’s location next to the proposed high-rise at 113-121 South 19th Street suggests a height of around 550 feet.

Philly YIMBY’s recent site visit has observed that construction continues to progress at Broad and Washington, a 15-story, 1,111-unit complex at 1001 South Broad Street in Hawthorne, South Philadelphia. Designed by the BKV Group, the development will span an entire city block at the northeast corner of the intersection of Broad Street and Washington Avenue. The 1,516,218-square-foot project will cost nearly $306 million to build.
