A zoning permit for lot line relocation has been issued for a five-story, 80-unit mixed-use development planned at 6808 Ridge Avenue (aka 6808-16 Ridge Avenue) in RoxboroughNorthwest Philadelphia. The project will replace a pair of three-story mixed-use rowhouses on the west side of the block between Parker and Paoli avenues. Designed by Ingram Sageser Architects, the building will span 77,780 square feet and feature commercial space on the ground floor, as well as parking for 24 cars and 27 bicycles.

A recent site visit has revealed significant construction progress at a 29-unit apartment building at 214 Vine Street in Old City. Designed by Moto Designshop, the development unites four parcels at 214 through 220 Vine Street, spans a 5,403-square-foot ground footprint, and will hold 26,550 square feet of interior space, which translates into an average of just over 900 square feet per unit. Permits Issued for 1525 North 7th Street in Ludlow, Lower North Philadelphia

Permits have been issued for the construction of a four-story, six-unit apartment building at 1525 North 7th Street in Ludlow, Lower North Philadelphia. The structure will replace a vacant lot on the east side of the block between Jefferson and West Oxford streets. Designed by Plato Marinakos of Plato Studio, the building will span 10,162 square feet and feature a cellar and a roof deck. Prestige Design appears to be both the owner and contractor, with permits listing Prestige Design on Germantown as the owner of the site and Ofir Komerian of Prestige Design on Girard as the contractor. Construction costs are specified at $260,000.

A recent site visit by Philadelphia YIMBY has documented that construction is nearly complete at K House, a four-story single-family townhouse at 1355-57 Kater Street (alternately 1355-1357 Kater Street) in Hawthorne, South Philadelphia. The structure replaces a pair of rowhouses on the north side of the block between South Clarion and South Broad streets. YIMBY Shares Landscape Renderings for Children’s Hospital of Philadelphia’s New Patient Tower in University City, West Philadelphia

Earlier this month, Philly YIMBY shared an extensive set of renderings for the Children’s Hospital of Philadelphia‘s New Patient Tower (aka Inpatient Tower) proposal at 3501 Civic Center Boulevard (alternately 515 Osler Circle) in the Medical District in University City, West Philadelphia. Today we present plans and renderings for the site and the landscaping for the project, as seen in a Civic Design Review submission. Designed by Ballinger, with ZGF Architects as the consultant and interiors/clinical architects, the 1.4 million-square-foot facility will cost $1.9 billion to construct, which poises it a major component of CHOP’s $3.4 billion development plan. The new building’s roughly 480 beds will provide a significant capacity boost for its medical campus. At 434 feet and 26 stories in height, the sleek, curvy tower will rise well above the roughly 300-foot high-rise plateau of the Medical District, making a significant impact on the local skyline.
