A recent site visit by Philadelphia YIMBY has revealed that construction is continues to advance at a four-story, two-family building at 1515 West Stiles Street in Cecil B. Moore, Lower North Philadelphia. The development, which has been topped out since last visit, rises on the north side of the block between North 15th and North 16th streets, a few blocks south of Temple University. Designed by Harman Deutsch Ohler Architecture, the building will span 3,106 square feet and will feature a basement and a roof deck. Permits list the site as a Philadelphia city property and specify Metro Impact, LLC as the contractor.

Construction Complete at 1100 Diamond Street Near Temple University in North Philadelphia

Construction appears to be substantially complete at a 15-townhouse development at 1100 Diamond Street next to the Temple University campus in North Philadelphia. Each home offers three bedrooms and two bathrooms in the project and each is expected to sell for around $250,000 as workforce housing.

Construction Underway at 1201 West Girard Avenue in Yorktown, North Philadelphia

A recent site visit by Philly YIMBY has discovered that construction is well underway at a four-story, 166-unit multi-family building at 1201 West Girard Avenue in Yorktown, North Philadelphia. Designed by Landmark Architectural Design LLC, the 118,298-square-foot structure will reintroduce significant residential presence to a site formerly occupied by a suburban-style pharmacy, helping restore the area to its vibrant prewar density level. Permits list OCF Construction LLC as the contractor and a construction cost of $17.2 million.

Construction Anticipated at 1428 Callowhill Street in Spring Garden, Lower North Philadelphia

Philly YIMBY’s recent site visit has revealed no signs of construction at the site of a 13-story, 162-unit building proposed at 1428 Callowhill Street in Spring Garden, Lower North Philadelphia, though construction permits have been issued at the end of last year. Designed by j2a Architects, the building will span 117,624 square feet. The development will feature parking for 31 cars and 74 bicycles. Permits list BSI Construction as the contractor and construction costs of $19 million.

Construction Anticipated at 1201-15 Callowhill Street in Callowhill, Lower North Philadelphia

A recent site visit by Philly YIMBY has revealed that construction has not yet begun at the site of a six-story, 65-unit mixed-use building at 1201-15 Callowhill Street in Callowhill, Lower North Philadelphia, which received construction permits last November. Designed by JKRP Architects, the development will contain 83,667 square feet of residential area. The units will all function as co-living spaces, meaning there will be 239 beds within the structure. The project will also feature a 3,989-square-foot retail component on the ground floor and 8,854 square feet of office and amenity space. A 17,790-square-foot underground garage will hold 41 parking spaces, with two being ADA-compliant and three allocated for electric vehicles, as well as 22 bicycle spaces. Construction costs are estimated at $17.2 million.

Six Multi-Family Buildings Proposed at 2223 Through 2239 North 33rd Street in Strawberry Mansion, North Philadelphia

Six three-story multi-family buildings have been proposed at 2223, 2227, 2229, 2233, 2237, and 2239 North 33rd Street in Strawberry Mansion, North Philadelphia, across from Fairmount Park. Designed by 24 Seven Design Group LLC, the four buildings at 2223 through 2233 North 33rd Street will each feature five apartments each, and the structures at 2237 and 2239 North 33rd Street will each come with four units, giving a total new unit count of 28. Each of the permits lists Catalyst Builders LLC as the contractor, and, although the structures appear of to slightly vary in square footage (spanning from 3,072 to 5,000 square feet), construction costs for each one is specified at $300,000.

Designed by Haverford Square Designs, the building will span 9,200 feet and feature a cellar and a roof deck. Permits list James Clancy as the contractor and a construction cost of $400,000.

A three-story, 15-unit apartment building is proposed at 2022 North 22nd Street in North Philadelphia West. The development will replace a vacant lot on the west side of the block between West Norris and West Diamond streets. Designed by Kore Design, the building will span 13,696 square feet and feature several roof decks, a green roof, and full sprinkling. Permits list Kumas Homes as the contractor and a construction cost of $550,000.

Construction Complete at 2100 Hamilton in Logan Square

A recent site visit by Philadelphia YIMBY has confirmed that construction work has wrapped up at 2100 Hamilton, a ten-story, 27-unit condominium at 2100 Hamilton Street in Logan Square (alternately Baldwin Park or Franklintown). Designed by Cecil Baker + Partners and developed by the Bock Development Group, with Ernest Bock & Sons as the contractor, the glass-clad structure rises 125 square feet tall and spans 25,802 square feet, and offers its residents perks such as a fitness center, underground parking, and a half-acre roof. Floor-to-ceiling windows lend unobstructed views in many directions, while balconies allow for private outdoor space in most units. Permits list a construction cost of $30 million.

Designed by Harman Deutsch Ohler Architecture and developed by KT Investments, the building will span 19,504 square feet and feature commercial space (likely at the ground floor), elevator service, bicycle storage, a roof deck, and full sprinkling. Permits list LIU Construction as the contractor and a construction cost of $2.25 million.
