The 4th place on Philly YIMBY’s December 2021 Development Countdown goes to 1826 Chestnut Street in Rittenhouse Square, Center City. News of the apparently conceptual proposal come from SkyscraperPage user Fairmount Fellow, who spotted proposal images in a presentation they were privy to. No permits have yet been filed, yet images show a floor count of around 42 stories, and its location next to the recently proposed skyscraper at 113-121 South 19th Street suggests a height of around 550 feet. The images include a partial logo of Goodman Properties, which has a page for the building on its website. It is unclear whether Goodman intends to develop the building as pictured or if it is a conceptual presentation intended to attract investors or development partners.

Cladding Rises Neatly Halfway at One Cathedral Square at 1701 Race Street in Logan Square, Center City

Philadelphia YIMBY readers may have noticed an increase in recent coverage of One Cathedral Square, a 244-foot-tall, 23-story condominium that currently stands nearly topped out at 1701 Race Street in Logan Square, Center City. Designed by Solomon Cordwell Buenz and developed by the Exeter Property Group and the Archdiocese of Philadelphia, with Hunter Roberts Construction Group as the contractor, the building will span 251,779 square feet of interior space and feature 273 condo residences, as well as ground-level retail space and landscaping, and incur a construction cost of $86 million. YIMBY ranked the structure at the 30th place on our December 2021 Development Countdown at the start of this month, and followed up with a report showing the building in greater detail two weeks later. With the month (and the year) wrapping to a close, we yet again have more progress to share, as, since the last update, the tower has added its prominent top floor as well as more glass on the exterior.

Designed by Kohn Pedersen Fox and developed by Dranoff Properties, with INTECH Construction as the contractor, the tower will offer 108 condo units, serviced by an extensive amenity package, as well as ground-level retail and underground parking.

The 5th place on Philly YIMBY’s December 2021 Development Countdown goes to the 513-foot-tall, 34-story tower proposed at 3001 John F. Kennedy Boulevard in University City, West Philadelphia. Designed by Practice for Architecture and Urbanism and developed by Brandywine Realty Trust and Drexel University, the red-clad high-rise will be the latest addition to the $3.5-billion, multi-building Schuylkill Yards development currently in progress in University City, adjacent to the Drexel campus. The tower at 3001 JFK Boulevard will feature 930,000 square feet of floor space, mostly office with 6,600 square feet allocated to retail, and will aim for LEED Silver certification.

The 6th place on Philadelphia YIMBY’s December 2021 Development Countdown goes to Two Cathedral Square, a 470-foot-tall, 34-story mixed-use commercial and residential tower proposed at 227 North 18th Street in Logan Square, Center City. Designed by Solomon Cordwell Buenz and developed by EQT Exeter, with Studio Bryan Hanes behind the landscape design, the 700,000-square-foot-plus building is part of Cathedral Square, a redevelopment master plan for the block-sized archdiocesan campus around the iconic Cathedral Basilica of Saints Peter and Paul. The building will offer 450,000 square feet of office space on floors two through 14. Luxury residential space will span 250,000 square feet on floors 15 through 34. The ground level will feature 4,500 square feet of retail. The development will also include parking for 200 cars as well as a bicycle storage room. The building will be serviced by eight office elevators, two residential elevators, a freight elevator, and a swing passenger-freight elevator within the residential component.
