Construction Progresses at 2101 Washington Avenue in Graduate Hospital, South Philadelphia

A recent site visit by Philly YIMBY has revealed that construction has risen above ground at a six-story, 247-unit mixed-use building at 2101 Washington Avenue in Graduate Hospital, South Philadelphia. Designed by JKRP Architects and developed by OCF Realty, the project spans the north side of the block between South 22nd and South 23rd streets. The sizable structure rises from a 49,800-square-foot footprint and will offer 195,131 square feet of interior space, which will include nearly 40,000 square feet of ground-level commercial space. Permits list OCF Construction LLC as the contractor and a construction cost of $40 million. Construction is also well underway at the townhouse portion of the project, which consists of 40 four-story, two-family dwellings, arranged in two rows of 20 and separated by a mid-block drive aisle. The typical structure will span 2,416 square feet and will feature a roof deck and parking.

Construction Continues at 245 North 12th Street in Chinatown, Center City

Philadelphia YIMBY’s recent site visit has observed that construction continues at a four-story, six-unit building at 245 North 12th Street in Chinatown, Center City. Designed by Coscia Moos Architecture and developed by R+M Development Partners, with the Tester Construction Group as the contractor, the project rises from a 1,776-square-foot footprint and holds 7,661 square feet. The roof deck promises to offer dramatic views of the skyline, given the structure’s relative prominence. Features will also include full sprinkling, six off-site parking spaces, and space for seven bicycles. Construction costs are listed at $1 million.

Philadelphia YIMBY’s recent site visit has observed that construction is making progress at a four-story, 42-unit mixed-use residential and commercial development at 1429-31 Federal Street in Point Breeze, South Philadelphia. The development rises on the north side of the block between South Broad Street and South 15th Street. Designed by Vincent Mancini, the development will span 34,668 square feet and feature retail space at the ground floor, a green roof, and parking for 14 bicycles. Permits list Top Gun Enterprises as the contractor and a construction cost of $3.8 million.

Philly YIMBY’s recent site visit has observed sustained construction progress at 3025 JFK Boulevard, a 361-foot-tall, 28-story mixed-use tower at 3025 John F. Kennedy Boulevard at University City, West Philadelphia. Designed by the Practice for Architecture and Urbanism and developed by Brandywine Realty Trust, with Hunter Roberts Construction Group as the contractor, the building will span 559,583 square feet, with commercial and laboratory space on the lower floors with 326 residential units situated above. The building, also known as Schuylkill Yards West, is the first major high-rise to be built as part of the 14-acre Schuylkill Yards megadevelopment. Construction at 3025 JFK Boulevard is expected to cost $180 million.

A recent site visit by Philly YIMBY has observed that construction is underway at a two-building, six-unit complex at 1712 Christian Street in Graduate Hospital, South Philadelphia. The project replaces two three-story prewar rowhouses on a through-block lot that stretches from Christian Street to the north to Montrose Street to the south. Designed by Moto Designshop, the development will consist of two rowhouses situated at either end of the site, each rising three stories and featuring three units, with a 33-foot-long rear yard in between. Both structures will feature rear and roof decks. Permits list Made Construction as the contractor and a construction cost of $400,000.

The project is situated at the northeast corner of 2nd and Christian streets. Designed by Harman Deutsch Ohler Architecture, the development will span 54,313 square feet, with a plaza at the street corner and retail on the ground floor, as well as a roof deck. Permits list Indian Harbour Asset Management LLC as the contractor and a construction cost of $6.79 million.

A recent site visit by Philadelphia YIMBY has noted that construction work is nearly complete at a nine-story parking garage for the Penn Presbyterian Medical Center at 3800 Powelton Avenue in University City, West Philadelphia. Designed and engineered by Pennoni and THA Consulting, the massive structure will span 481,702 square feet and offer parking for 1,483 cars and 129 bicycles, as well as ground-level commercial space. Permits list HSC Builders & Construction as the contractor and a construction cost of $46.4 million.

A recent site visit by Philadelphia YIMBY has observed that construction has topped-out at The Standard At Philadelphia, a 209-foot-tall, 19-story residential tower under construction at 119 South 31st Street in University City, West Philadelphia, and that cladding is now reaching the upper levels. Designed by CUBE 3 and developed by Landmark Properties, the 362,117-square-foot structure will rise from a narrow, through-block lot stretching between South 30th and South 31st streets, and will house 280 residential units.

Clearfield Court Set to Rise in Allegheny West, North Philadelphia

Development is underway for a three-story, ten-unit multi-family building at 3430 West Clearfield Street in Allegheny West, North Philadelphia. The apartment building is part of Clearfield Court, a development that will also include eight duplexes totaling 16 units. 3430 West Clearfield Street will unify several lots on an irregular, L-shaped lot bound by Clearfield Street to the north, Commissioner Street to the south, and 35th Street to the west. Designed by CANNOdesign and Ruggiero Plante Land Design and developed by the Argo Property Group, the structure will span 8,349 square feet and feature a basement and a roof deck. Permits, which were issued last month, list the Argo Development Group as the contractor and specify a construction cost of $5.5 million.
