Foundation Work In Progress at 316-20 South 11th Street in Washington Square West, Center City

Philly YIMBY’s recent site visit has revealed that construction of foundations is underway at a nine-unit townhouse complex at 316-20 South 11th Street in Washington Square West, Center City. Although construction permits have been filed in November, our recent site visit has revealed that construction work has not yet begun on the development. According to permits, all nine buildings will be fairly similar, if not altogether identical. Each will span a 1,241-square-foot footprint and offer 4,589 square feet of space, which would make for a regal interior in any part of the city, let alone such a centrally located one. Site Cleared at The Mark at 3615 Chestnut Street in University City, West Philadelphia

A recent site visit by Philly YIMBY has revealed that a construction site has been cleared for The Mark, a 34-story, 363-unit high-rise building at 3615 Chestnut Street in University City, West Philadelphia. The 414-foot-tall tower will rise from a through-block lot extending from Chestnut Street to the south and Ludlow Street to the north. Designed by the BKV Group and developed by Landmark Properties, the building will span 415,849 square feet and will feature extensive amenity space and parking for 70 cars and 96 bicycles. The latest permit, which covers the construction of the core and shell for the tower, lists Landmark Urban Construction PA as the contractor and specifies a construction cost of $45.1 million, of which $100,000 is allocated toward plumbing work.

Permits Issued for 4080 Olive Street in Belmont, West Philadelphia

Permits have been issued for the construction of a three-story, three-unit residential building at 4080 Olive Street in Belmont, West Philadelphia. The structure will replace two joined vacant lots located at the southwest side of the block between Fairmount Avenue and North 41st Street. The new building will span 3,552 square feet and feature a basement. The project team consists of Hong Da Development as the owner, Sky Design Studio, as the architect, and Hong Da Construction as the contractor.

Permits Issued for 1236 North 28th Street in Brewerytown, North Philadelphia

Permits have been issued for the construction of a three-story single-family residential building at 1236 North 28th Street in Brewerytown, North Philadelphia. The building will replace an existing two-story prewar rowhouse located at the west side of the block between West Stiles Street and West Thompson Street. The new structure will span 2,682 square feet and feature a roof deck. The project team consists of Ray Crossan as the design professional and SL Construction as the contractor.

Construction Progresses at Garden Court Plaza at 4701-29 Pine Street in Walnut Hill, West Philadelphia

A recent site visit by Philly YIMBY has observed that construction work has topped out at Garden Court, a seven-story, 220-unit extension of an existing building at 4746-48 Spruce Street in Garden Court (alternately Walnut Hill), West Philadelphia. Designed by BLT Architects, the project will allocate 149,590 square feet for apartments, 5,700 square feet of residential amenities, around 29,000 square feet of indoor commercial space (plus a 1,500-square-foot commercial tenant terrace) and parking for around 28 cars and 76 bicycles.

Development Still Stalled at 709 Chestnut Street in Market East, Center City

A recent site visit by Philadelphia YIMBY has discovered no signs of construction work for a 317-foot-tall, 27-story residential high-rise proposed several years ago at 709 Chestnut Street (aka 709-13 Chestnut Street) in Market East, Center City revealed no signs of new construction. The site is located on the north side of the block between South 7th and South 8th streets, a block west of Independence Hall and the Liberty Bell. The project is a development by the Parkway Corporation, a company that specializes in operating parking lots (such as the one at 709 Chestnut Street) while looking for opportunities to redevelop said lots into residential and/or commercial properties, either on their own or in partnership with other developers. The latest iteration for the site at hand was designed by Edry McHenry Architects and had Roseland Properties attached as a co-developer, and was slated to offer 278 residential units.

Construction Nears Completion at Amy Gutmann Hall in UPenn in University City, West Philadelphia

A recent site visit by Philly YIMBY has noted that construction work is nearing completion at Amy Gutmann Hall at 3317-23 Chestnut Street at the University of Pennsylvania in University City, West Philadelphia. Designed by Lake Flato Architects, with KSS Architects as the architect of record and Ground Control Collaborative as landscape designer, the building will rise six stories and span 115,954 square feet, and will feature classrooms, collaborative spaces for student projects, and a data science hub. The total construction cost is indicated at $68.3 million.

Construction Still Anticipated at 4219-23 Chestnut Street in Spruce Hill, West Philadelphia

Philadelphia YIMBY’s recent site visit has observed that construction has still not started at a seven-story, 88-unit residential building proposed at 4219-23 Chestnut Street in Spruce Hill, West Philadelphia. The development will replace a two-story commercial structure on the north side of the block between South 42nd and South 43rd streets. Designed by Wulff Architects, Inc., the building will span 55,280 square feet, and rise 80 feet high to the main roof, and 93 feet to the top of the bulkheads. Features will include a roof deck and parking for 16 cars and 30 bicycles.

Construction Nears Completion at 4301 Chestnut Street in Spruce Hill, West Philadelphia

Philadelphia YIMBY’s recent site visit has observed that construction work is nearing completion at a 275-unit mixed-use building underway at 4301 Chestnut Street in Spruce Hill, West Philadelphia. Designed by JKRP Architects, the building will rise seven stories tall and feature 30,300 square feet of retail space on the ground floor. The residential space will total 147,562 square feet. Amenity space on the second floor will span 3,278 square feet, with 7,895 square feet of common space on the ground floor. A 6,055-square-foot roof deck will be located at the top of the building. An underground garage will hold 75 parking spaces, with two expected to be handicap accessible, one set to be van accessible, four for electric vehicles, and two interior loading spaces. Permits list Turn Key Realty as the contractor and specify a construction cost of $15 million.

Demolition Still Not Started at Penn Presbyterian Medical Center Garage in University City, West Philadelphia

A recent site visit by Philly YIMBY has noted that there are still no signs of demolition work at a 406-car multi-level garage at the northwest corner of Filbert and North 38th streets at the Penn Presbyterian Medical Center campus at 3800 Powelton Avenue in University City, West Philadelphia. The demolition is planned as part of an extensive overhaul of the medical campus, which includes the construction of a nine-story, 481,702-square-foot parking garage in the western section of the campus superblock, which was recently constructed.
