Philadelphia YIMBY’s recent site visit has noted that development still has not begun at Harper Square, a 620-foot-tall, 52-story mixed-use skyscraper proposed at 113-21 South 19th Street in Rittenhouse Square, Center City. Designed by DAS Architecture and Planning and developed by Pearl Properties, the slender, 267,874-square-foot structure will incorporate existing historic buildings into the base and hold around 200 residential units and 30,180 square feet of commercial space.

Construction Still Not Started at 33 North 22nd Street in Center City West

Philadelphia YIMBY’s recent site visit has observed that, years after the original proposal was released, site preparation work has still not started at a 328-foot-tall, 29-story residential high-rise proposed at 33 North 22nd Street in Center City West, a year and a half after a construction permit was issued in November 2021. Designed by Solomon Cordwell Buenz and developed by the PMC Property Group (which is also listed as the contractor), the high-rise will span 456,380 square feet and supply 341 apartments as well as a garage for use both by the building’s residents as well as customers of the adjacent Trader Joe’s supermarket, which currently uses the outdoor parking lot at the building site. Permits specify a construction cost of $136 million.

Permits have been issued for the construction of a three-story two-family rowhouse at 4248 Ogden Street in Belmont, West Philadelphia. Designed by JOs. Serratore & Co. Architect, the new structure will replace a portion of a large vacant lot situated on the south side of the block between Hutton Street and North 43rd Street. The new building will span 2,665 square feet and will include a basement and a roof deck. Permits list Meir Badush of Northeast Renovations LLC as the contractor.

Demolition Imminent at 2012 Chestnut Street in Rittenhouse Square, Center City

A recent site visit by Philadelphia YIMBY noted that preparations for demolition work appears underway at 2012 Chestnut Street in Rittenhouse Square, Center City, with the structures currently occupying the site to be replaced by a 14-story residential tower. Designed by JKRP Architects and developed by the Philadelphia Housing Authority (also the owner) and Alterra Property Group, the building, also known under its full address of 2012-14 Chestnut Street, will feature 162 residential units, of which 130 would run at market rate and another 32 would be classified as “workhouse housing.” The plan also includes around 4,500 square feet of retail space on the ground floor.
