Demolition Prep Starts at 417 Callowhill Street in Northern Liberties, North Philadelphia

A recent site visit by Philly YIMBY has revealed that demolition prep has apparently begun at the site of a seven-story, 220-unit residential building planned at 417 Callowhill Street (alternately 417-25 Callowhill Street) in Northern Liberties. Designed by Bernardon, the building will rise just to the north of Old City and will offer apartments ranging from studios to two-bedroom apartments, as well as 29,980 square feet of amenities, an expansive roof deck, and 71 parking spaces.

Renovation Complete at 3926 Haverford Avenue in Mantua, West Philadelphia

As seen in a recent site visit by Philly YIMBY, renovation and expansion has been completed at a three-story prewar rowhouse at 3926 Haverford Avenue in Mantua, West Philadelphia. The development stands at the south side of the block between North 39th Street and Lancaster Avenue. With Haverford Square Designs as the renovation architect, the 3,000-square-foot building gained an additional 1,200 square feet via a rear expansion, and now houses six residential units. Permits list Haverford Sq GC LLC as the contractor and specify a construction cost of $45,000.

Construction Complete at 3609 Spring Garden Street in Powelton Village, West Philadelphia

A recent site visit by Philly YIMBY has confirmed completion of construction at a four-story, 13-unit multi-family rental building at 3609 Spring Garden Street in Powelton Village, West Philadelphia. The new building replaces a stately, three-story Victorian rowhouse on the north side of the block between North 36th and North 37th streets. The construction team includes Brett Harman as the design professional and David Schwartz Construction as the contractor. Permits list construction costs at $1.4 million.

Construction Still Pending at 1425 North 7th Street in Ludlow, North Philadelphia

A recent site visit by Philly YIMBY has revealed that construction has still not started at a three-story, three-unit apartment building at 1425 North 7th Street in Ludlow, North Philadelphia. The property is located on the east side of the block between Master and Jefferson streets. Designed by SanBarDesign, the structure will span 3,369 square feet and will feature a cellar, a 753-square-foot roof deck, and roughly nine-foot ceilings. Permits list Santech Construction Corp. as the contractor and a construction cost of $230,000.

Construction Continues at 1131-39 North Front Street in Northern Liberties, North Philadelphia

A recent site visit by Philly YIMBY has documented the current construction status at a six-story, 47-unit project at 1131-39 North Front Street, at the junction of Northern Liberties and Fishtown. The building will be situated on the east side of the block between West Wildey Street and Girard Avenue, just to the south of the Girard Avenue Station on the Market-Frankford Line. The structure will span a ground footprint of 10,200 square feet and will contain 32,223 square feet of interior space, translating into just under 700 square feet per average unit, and will include ground-level commercial space. Building features include full sprinkling and a roof deck, which will offer ample views of the neighborhood’s rapidly growing skyline. Permits list Front Street Two LLC as the owner, Brian Phillips as the design professional, and Callahan & Ward Properties LLC as the contractor. Construction costs are stated at $5.4 million.

A recent site visit has revealed that construction has not yet started at a six-story, 110-unit mixed-use development at 1640-48 North Hancock Street in Olde Kensington. Designed by HDO Architecture, the building will feature commercial space on the ground floor and a garage. The structure will hold 119,155 square feet of floor space. Construction costs are specified at $10.5 million.

An In-Depth Look at the Credence Home Care Residences Planned at 1901 West Westmoreland Street in Nicetown-Tioga, North Philadelphia

Last month Philly YIMBY revealed the proposal for Credence Home Care Residences, a seven-story, 99-unit development set to rise at 1901 West Westmoreland Street (full address 1901-11 West Westmoreland Street) in Nicetown-Tioga, North Philadelphia. Located at the northwest corner of West Westmoreland and North 19th streets, the project will consist of an expansion to an existing structure. Designed by J. Mark Wiedmann and developed by the Credence Home Care Agency, the development will span 97,017 square feet, which will feature 20 studios, 79 one-bedroom apartments (both age-restricted), a 4,579-square-foot adult day care facility, 1,912 square feet of office space, and parking for 18 cars and 12 bicycles. Today YIMBY shares an extended collection of plans, diagrams, and renderings for the proposal.

A recent site visit by Philly YIMBY has revealed that construction is well underway at a nine-story parking garage for the Penn Presbyterian Medical Center at 3800 Powelton Avenue in University City, West Philadelphia. Designed and engineered by Pennoni and THA Consulting, the massive structure will span 481,702 square feet and offer parking for 1,483 cars and 129 bicycles, as well as ground-level commercial space. Permits list HSC Builders & Construction as the contractor and a construction cost of $46.4 million.

Designed by Coscia Moos Architecture, the 152,230-square-foot building will rise seven stories tall and will feature commercial space on the ground floor and a roof deck at the top. Construction costs are specified at $14.6 million.

Construction Underway at 2000 North Front Street in Fishtown

A recent site visit by Philly YIMBY observed construction progress at a five-story, 21-unit mixed-use building at 2000 North Front Street in Fishtown. The structure will rise at the northwest corner of Front and Norris streets, replacing a dilapidated and boarded-up three-story prewar building. The development will offer 22,992 square feet of interior space, which will include a commercial component. Features include full sprinkling and a roof deck, which will likely offer sweeping skyline views due to the structure’s relative prominence. Permits list Dr. Jerry Ginsberg as the owner, KCA Design Associates as the architect, and Tota Builders, Inc. [sic] as the contractor. Construction costs are specified at $710,000.
