Philly YIMBY’s recent site visit has observed sustained construction progress at an eight-story, 21-unit mixed-use building underway at 1000 Spring Garden Street in Callowhill, Lower North Philadelphia. the building rises on the southwest corner of Spring Garden Street and North 10th Street. Designed by HDO Architecture and developed by KT Investments, the structure will span 19,504 square feet and feature commercial space (likely at the ground floor), bicycle storage, and a roof deck. Permits list Liu Construction as the contractor.

Construction Progresses at 909-17 North 26th Street in Brewerytown, North Philadelphia

A recent site visit by Philly YIMBY has noted significant construction progress at a five-story, 40-unit residential building at 909-17 North 26th Street in Brewerytown, North Philadelphia. Designed by Kore Design Architecture, the structure will include 18 underground parking spaces, two of these being van accessible. There will also be 17 bike spaces and a a roof deck. The building will span 53,093 square feet.

Construction Underway at 2300 Market in Center City West

A recent site visit by Philadelphia YIMBY has observed sustained construction progress at 2300 Market, a nine-story laboratory building at 2300 Market Street in Center City West. Developed by Breakthrough Properties, the development will feature 225,000 square feet of life science research and development space, 15- to 17-foot floor-to-floor heights, and various tenant amenities.

Foundation Work Underway at 2144 East Norris Street in Fishtown

Philadelphia YIMBY’s recent site visit has observed that construction work is underway at a three-story, three-unit residential building at 2144 East Norris Street in Fishtown. The structure will rise from a vacant lot sited on the southern corner of East Norris Street and Trenton Avenue. Designed by Fusa Designs, the structure will span 3,694 square feet and will feature a basement and a roof deck. Permits list LK Builders as the contractor.

Construction Complete at Broad + Noble at 435 North Broad Street in Callowhill, Lower North Philadelphia

Philly YIMBY stopped by Broad + Noble, a recently completed 19-story, 344-unit development at 435-43 North Broad Street in Callowhill, Lower North Philadelphia. The complex derives its name from its location at the northeast corner of Broad and Noble streets. Designed by Barton Partners and developed by Toll Brothers, with Clemens Construction Company as the contractor, the stands 231 feet feet tall and spans 371,302 square feet, and features and underground parking. Permits indicate a construction cost of $70 million.

Excavation Underway at 1916 Bainbridge Street in Graduate Hospital, South Philadelphia

A recent site visit by Philly YIMBY has observed that excavation work is underway at 1916 Bainbridge Street in Graduate Hospital, South Philadelphia. Designed by Mass Architecture Studio, the new building will rise four floors, contain three residential units, span 4,915 square feet, and feature a roof deck.

Construction Progresses at Northbank at 2001 Beach Street in Fishtown

Philadelphia YIMBY’s recent site visit has observed that construction work continues to make progress at Northbank, a 491-unit complex rising at 2001 Beach Street on the Delaware River waterfront in Fishtown. Designed by ISA, Northbank will now offer 387 single-family townhomes and 104 duplex units. A total of 781 parking spaces will be included, of which 199 will be located outdoors. Construction Nearly Complete at Comly Commons in East Kensington

Philadelphia YIMBY’s recent site visit has observed that construction work is nearly complete at Comly Commons, a 139-unit adaptive reuse and expansion project at 1810-34 East Hagert Street (also known as 1825 East Boston Street) in East Kensington. Designed by SgRA Architecture, the project involves adaptive reuse of existing industrial buildings and a vertical extension that will bring the total height to six stories. The 133,014-square-foot building which will also hold artisan industrial space. Permits specify a construction cost of $8.45 million.

Philly YIMBY recently visited Broad and Washington, a 15-story, 1,111-unit complex, a major development under construction at 1001 South Broad Street in Hawthorne, South Philadelphia. Designed by the BKV Group, the development will span an entire city block at the northeast corner of the intersection of Broad Street and Washington Avenue. The construction price tag for the 1,516,218-square-foot complex stands at almost $306 million.

Construction Nearly Complete at 1712 Christian Street in Graduate Hospital, South Philadelphia

Philly YIMBY’s recent site visit has noted that construction is complete at a two-building, six-unit complex at 1712 Christian Street in Graduate Hospital, South Philadelphia. The structures replace two three-story prewar rowhouses on a through-block lot that stretches from Christian Street to the north to Montrose Street to the south. Designed by Moto Designshop, the development will consist of two rowhouses situated at either end of the site, each rising three stories and featuring three units, with a 33-foot-long rear yard in between. Both structures will feature rear and roof decks. Permits list Made Construction as the contractor and a construction cost of $400,000.
