Philly YIMBY’s recent site visit has revealed sustained construction work at a five-story, 24-unit residential building underway at 943-49 Washington Avenue in Bella Vista, South Philadelphia. The project rises on the northeast corner of the intersection of Washington Avenue and South 10th Street, just to the north of the Italian Market. Upon completion, The building will span 29,535 square feet and will feature ground-level retail. Permits list TBC LLC as the contractor and Lonny Rossman as the design professional. Construction costs are specified at $4.2 million.
A recent site visit has discovered that foundation work is underway at a three-story, seven-unit development at 3836 Haverford Avenue in Mantua, West Philadelphia, though construction permits had been issued several months ago. The project, situated on the south side of the block between North 38th and North 39th streets, replaces a vacant lot nestled next to a prewar rowhouse. Designed by Haverford Square Designs, the development will span 4,800 square feet and will feature a private roof deck for one of the units. Permits list Haverford Sq GC LLC as the contractor and specify a construction cost of $400,000.
A recent site visit by Philly YIMBY has revealed that construction has not yet started at a three-story, five-unit apartment building at 4029 Powelton Avenue in West Powelton, West Philadelphia, for which permits were issued around March. The structure will replace a vacant lot on the north side of the block between Wiota Street and North Preston Street. Designed by Cadre Design & Development, the building will feature a basement and two private roof decks. Permits list Yuhua Wang and Emily Xiao as the owners, JS General Contractor Inc. as the contractor, and a construction cost of $150,000.
A recent site visit by Philly YIMBY has discovered that a construction has been cleared for a seven-story, 108-unit multi-family project at 2000-20 East Hagert Street in East Kensington. The development will rise on a site bound by East Hagert Street to the east, Emerald Street to the north, and East Boston Street to the west. Designed by T + Associates, the structure will span 93,832 square feet and will include 13 artist studios and underground parking for 19 cars, as well as space for 37 bicycles. The project will also include a green roof and a roof deck.
