YIMBY Shares Extensive Renderings and Diagrams for 2507 Almond Street in Olde Richmond, Kensington

Recently, Philadelphia YIMBY shared several renderings of a six-story, 155-unit residential building proposed at 2507 Almond Street in Olde Richmond, Kensington, as revealed in a Civic Design Review submission. Today we share an extensive collection of plans, renderings, and diagrams for the development. Designed by Harman Deutsch Ohler Architecture, the building will span 154,677 square feet and will offer elevator service, balconies in select units, parking for 65 cars (including three ADA and three electric vehicle spaces) and 60 bicycles (plus five sidewalk stalls), a roof deck, and a green roof.

Renovation Anticipated at 5627-33 Germantown Avenue in Germantown, Northwest Philadelphia

Recently, Philly YIMBY visited the imposing eight-story prewar building located 5627-33 Germantown Avenue, where a residential renovation is currently being planned. The structure stands on the eastern corner of the intersection of Germantown and Chelten avenues, in the core of Germantown’s primary commercial district, half a block east of Vernon Park. The development will reinvigorate the 90,515-square-foot, 100-plus-year-old structure with renovated ground-level retail and 47 residential units above. Permits list Scott Woodruff as the architect, City Suburban Home Builders, LLC as the contractor, and a construction cost of $7.75 million.

Site Cleared at 1538 Frankford Avenue in Fishtown

A recent site visit by Philly YIMBY has revealed that demolition has been completed and the site has been cleared for construction of a four-story, 12-unit mixed-use building at 1538 Frankford Avenue (alternately1538-44 Frankford Avenue) in Fishtown. The development is situated on the west side of the block between Jefferson and East Oxford streets. Designed by KJO Architecture, the project will span 23,741 square feet, which includes 5,829 square feet of retail. The building will be fully sprinkled and will feature a roof deck, which promises to offer reasonably open skyline vistas. Permits list Optimal Construction Group as the contractor and a construction cost of $2.4 million.

Construction Complete at 1309-11 Hope Street in Fishtown

A recent site visit by Philadelphia YIMBY has confirmed that construction is complete at a four-story, eight-unit residential building at 1309-11 Hope Street in Fishtown. The structure is situated on the east side of the block between West Thompson and Master streets. Designed by Onion Flats Architecture, the building spans 7,247 square feet and features seven one-bedroom units, one bi-level two-bedroom unit, a full basement, and a roof deck. Permits list Peroni Management as the contractor and a construction cost of $1.5 million.

YIMBY Shares Renderings for Lewis C. Cassidy Elementary School in Overbrook, West Philadelphia

A major redevelopment project is in the works at the Lewis C. Cassidy Elementary School at 6523 Lansdowne Avenue in Overbrook, West Philadelphia, spanning an entire city block bound by Lansdowne Avenue to the south, Haddington Lane to the north, Atwood Road to the east, and Kenmore Road to the west. Designed by Ewing Cole, the new school building will rise three stories and span 87,727 square feet, offering space for 570 students in Pre-K through eighth grade. The new building will feature a contemporary design will cost $30 million to develop. A recent article focused on the demolition of a stately prewar school building that stood at the site; today we take an in-depth look at the new design itself.

Construction Underway at 1772 North Front Street in Fishtown

A recent site visit by Philadelphia YIMBY has revealed that renovation and expansion work is well underway at a three-story, four-unit adaptive reuse mixed-use development at 1772 North Front Street in Fishtown. The project is located at the southwest corner of North Front Street and West Montgomery Avenue, across from the Market-Frankford el. Designed by Lo Design, the project involves the renovation of the front portion of a three-story prewar rowhouse and partial demolition of its rear portion, which is being upgraded with a new extension. The project will span 7,505 feet, of which 725 will be a new addition, and will feature commercial space facing Front Street. Permits list Black Dog Developers LLC as the owner, TBC LLC as the contractor, and a construction cost of $1 million.

Construction Complete at 1240 and 1242 North Leithgow Street in Olde Kensington

A recent site visit by Philadelphia YIMBY has revealed that construction is complete at two adjacent four-story single-family dwellings at 1240 and 1242 North Leithgow Street in Olde Kensington. Both developments are situated on the west side of the block between West Girard and West Thompson streets. The pair shares a mirrored design and the same development team, which consists of HHPH LLC as the owner, Harman Deutsch Ohler Architecture as the architect, and Atlantic Developers as the contractor.

A recent site visit by Philadelphia YIMBY has confirmed that construction work is complete at two separate three-story developments at 2503 and 2505 North Mascher Street in West Kensington (note that city records make a rare mistake of omitting “North” from both addresses, while the word is clearly present in the street name itself). Both developments are situated on the east side of the block between West Cumberland and West Huntingdon streets.

Construction Complete at 2045 Lofts at 2045 North 2nd Street in Norris Square

A recent site visit by Philadelphia YIMBY has confirmed that construction work is almost entirely complete at 2045 Lofts, a four-story, 18-unit mixed-use building at 2045 North 2nd Street in Norris Square. The property is situated on the east side of the block between West Norris and Diamond streets, around one short block to the southwest of Norris Square Park. Designed by Vincent Mancini, the structure spans 23,597 square feet and features ground-floor commercial space and elevator service. Permits list Green Tree Group Contracting as the contractor and a construction cost of $3.8 million.

Construction Complete at The Palmer in Olde Kensington

A recent site visit by Philly YIMBY has revealed that construction is complete at The Palmer, a four-story, five-unit condominium building at 1440 North Orkney Street in Olde Kensington. The project replaces a single-story garage on the west side of the block between Master and Jefferson streets. Designed by Cadre Design & Development and developed by Atlas Properties (which also acted as the contractor), the structure spans 5,344 square feet and features outdoor space at the backyard and the roof deck, as well as full sprinkling. Permits list a construction cost of $590,000.
