YIMBY Shares Extensive Renderings and Diagrams for 2507 Almond Street in Olde Richmond, Kensington

Recently, Philadelphia YIMBY shared several renderings of a six-story, 155-unit residential building proposed at 2507 Almond Street in Olde Richmond, Kensington, as revealed in a Civic Design Review submission. Today we share an extensive collection of plans, renderings, and diagrams for the development. Designed by Harman Deutsch Ohler Architecture, the building will span 154,677 square feet and will offer elevator service, balconies in select units, parking for 65 cars (including three ADA and three electric vehicle spaces) and 60 bicycles (plus five sidewalk stalls), a roof deck, and a green roof.

Renovation Anticipated at 5627-33 Germantown Avenue in Germantown, Northwest Philadelphia

Recently, Philly YIMBY visited the imposing eight-story prewar building located 5627-33 Germantown Avenue, where a residential renovation is currently being planned. The structure stands on the eastern corner of the intersection of Germantown and Chelten avenues, in the core of Germantown’s primary commercial district, half a block east of Vernon Park. The development will reinvigorate the 90,515-square-foot, 100-plus-year-old structure with renovated ground-level retail and 47 residential units above. Permits list Scott Woodruff as the architect, City Suburban Home Builders, LLC as the contractor, and a construction cost of $7.75 million.

Site Cleared at 1538 Frankford Avenue in Fishtown

A recent site visit by Philly YIMBY has revealed that demolition has been completed and the site has been cleared for construction of a four-story, 12-unit mixed-use building at 1538 Frankford Avenue (alternately1538-44 Frankford Avenue) in Fishtown. The development is situated on the west side of the block between Jefferson and East Oxford streets. Designed by KJO Architecture, the project will span 23,741 square feet, which includes 5,829 square feet of retail. The building will be fully sprinkled and will feature a roof deck, which promises to offer reasonably open skyline vistas. Permits list Optimal Construction Group as the contractor and a construction cost of $2.4 million.

A recent site visit by Philadelphia YIMBY has confirmed that construction is complete at a four-story, eight-unit residential building at 1309-11 Hope Street in Fishtown. The structure is situated on the east side of the block between West Thompson and Master streets. Designed by Onion Flats Architecture, the building spans 7,247 square feet and features seven one-bedroom units, one bi-level two-bedroom unit, a full basement, and a roof deck. Permits list Peroni Management as the contractor and a construction cost of $1.5 million.

A major redevelopment project is in the works at the Lewis C. Cassidy Elementary School at 6523 Lansdowne Avenue in Overbrook, West Philadelphia, spanning an entire city block bound by Lansdowne Avenue to the south, Haddington Lane to the north, Atwood Road to the east, and Kenmore Road to the west. Designed by Ewing Cole, the new school building will rise three stories and span 87,727 square feet, offering space for 570 students in Pre-K through eighth grade. The new building will feature a contemporary design will cost $30 million to develop.
